Construction Manager at Risk-Request for Qualifications and Proposal-UNMC College of Nursing Cooper Auditorium Renovation The University of Nebraska Medical Center intends to procure a qualified contractor to provide pre-construction services and construction services as the Construction Manager at Risk (CMR) for the CON L1 1010-1011 Auditorium Renovation project. The estimated construction cost for the CMR Guaranteed Maximum Price (GMP) is $780,000. The total estimated construction budget including the GMP, in-house construction services, and the Owner's contingency is $2,465,870. The scope of work includes the renovation of approximately 5,850 square feet of the existing first floor Cooper Auditorium space in the College of Nursing Building. The proposed design consists of removing the existing operable partitions and dividing the auditorium spaces into two permanent lecture hall classroom spaces. Supporting Audio/Visual spaces are to be added along with ADA accessibility upgrades as required per code. Audio/Visual equipment will be provided and installed by AVI Systems, but the CMR will need to coordinate with UNMC and AVI during construction. No exterior work is anticipated or part of the scope of this project. The existing construction type is type II-B, Assembly Occupancy for the lecture halls (B for the rest of the building), and the building is fully sprinklered.
