Renovation of a mixed-use development in Saint Clair, Missouri. Completed plans call for the renovation of a 19,114-square-foot, one-story above grade, 780-seat educational facility.

The St. Clair R-XIII School District will receive Bids for the above referenced project. The Scope of Work for the new St. Clair Performing Arts Center will be a single-story dome Auditorium with a 780-seat capacity. Dome structure and openings constructed in compliance with ICC-500 rated Tornado Safe Room, approximately 19,114 sf in size, designed to protect the Elementary, Middle and High School students during a server storm event. A Pre-Function Area shall be constructed of structural steel framing members, steel bar joists and metal stud exterior insulated walls and metal rainscreen wall panel system. The Pre-Function Area will be located between the Safe Room and existing High School Classroom Wing. The Safe Room will be constructed with split-face integral color CMU walls exposed to the exterior and smooth standard CMU walls internal at the Pre-Function Area and a roofing system consisting of a roof membrane, spray-foam insulation and reinforced shotcrete forming a dome shaped roof. The Safe Room perimeter CMU wall will have spray-foam and reinforced shotcrete installed on the interior face providing a continuous, smooth and uniform finish from floor slab to dome ring beam and dome roof. The Pre-Function Area is approximately 9,922 sf in size, which includes a Collaboration Area and Classroom to be built under the existing Classroom Wing breezeway. The roof construction of the Pre-Function Area will consist of a TPO adhered roof membrane over a cover board, tapered insulation panels, rigid insulation panels and metal roof decking. The existing Auditorium in the Classroom Wing will be renovated for the relocation of the Administration Offices, Teacher Workroom and Nurses Office. Interior work entails CMU walls, combination of split-face and standard with and without integral color, in the Performing Arts Center, metal stud framed walls with gypsum board in the renovated Administration Area, concrete slabs, flooring, ceilings, interior painting, manufactured casework, visual display boards, doors and frames, toilet partitions and toilet accessories, light fixtures, ducted RTU System and plumbing fixtures. *As of October 18, 2022, addendum 5 has been issued.
