Renovation of an educational facility in Highland Hills, Ohio. Completed plans call for the renovation of a 27,000-square-foot educational facility.

As of January 30, 2023, this project has not yet been awarded. A timeline for award has not yet been established. Submit all questions regarding this RFQ in writing to Matt ODonnell at matthew.odonnell2@tri-c.edu with the project number included in the subject line (no phone calls please). This Project consists of modifications & upgrade of the current Tri-C EEC (East Education Center) building Artspaces, consisting of Print Making, Ceramics & Sculpture Studios, classrooms and office spaces whichsupport art and the humanities. The intent is to maintain aesthetic continuity with the recent phase 1interior renovation and shift from the traditional classroom style to more spaces that will better accommodate and display the creative process. The new spaces will strive to maintain existingproximity and relationships while providing better pathways for interaction and collaboration. Thesespaces comprise a total of approximately 27,000 square feet. Building renovation will include interiordemolition and new construction. Professional design services have already been procured under a separatecontract and do not begin until Feb, 2023. LVK Design is the Architect This project will be turned over to the Construction Manager at Risk at the 100% CD stage of development. The selected Construction Manager at Risk (CMr), as a portion of its required Scope of Services and priorto submitting its proposal, will discuss and clarify with the Owner, the breakdown of the Agreement detailed cost components, to address the Owner's project requirements and refine the project schedule. As required by the Agreement, and as properly authorized, provide the following categories of services: provide constructability review comments on documents produced by the A/E during the Construction Document stage; develop and maintain estimates of probable construction cost, value engineering, project schedules, and construction schedules; lead and manage the Subcontractor Prequalification and Bidding process, Construction and Closeout Stage. For purposes of completing the Relevant Project Experience Matrix in Section F of the Statement of Qualifications (Form F110-330), below is a list of relevant scope of work requirements for this RFQ: 1. Experience with the Construction Manager at Risk delivery method 2. Higher Education projects 3. State of Ohio OFCC projects (non-ODOT) 4. Projects around the $3mil project cost range 5. LEED Certified projects 6. Renovation projects requiring phasing Total Project Cost $5,000,000 Construction Cost $4,300,000 CMr Preconstruction Services Start February 22, 2023 Construction Stage Notice to Proceed December 6, 2023 Substantial Completion of all work July 1, 2024 CMr Services Complete August 1, 2024 The Owner reserves the right to reject all proposals and cancel at any time for anyreason this solicitation, any portion of this solicitation or any phase of the Project. The Owner shall have no liability to any proposer arising out of such cancellation or rejection. The Owner reserves the right to waive minor variations in the selection process
