Demolition, site work, renovation and addition to a mixed-use development in Beech Mountain, North Carolina. Completed plans call for the addition of a conference / convention center; for the demolition of a conference / convention center; for the renovation of a conference / convention center; for site work for a conference / convention center; municipal facility; municipal facility; municipal facility; and municipal facility.

The estimated cost of the project is 1.5 million. Construction of Town Hall / Visitors Center Additions and Alteration Project The project consists of alterations and additions to two existing wood frame buildings which shall be combined into a single building with the addition of a new 2 story space. The building will have a new metal roof and the exterior will be re-stained. Interior alterations will include new flooring and painting as well as some reconfiguration of space. Bids will be received for a single prime Contract. Bids shall be on a lump sum unit price basis as indicated in the Bid Form. Bid security shall be furnished in accordance with the Instructions to Bidders The Town of Beech Mountain reserves the right to reject any and all proposals, negotiate with the best qualified firm regarding fees and/or the scope of services or postpone the decision for an indefinite period. Questions concerning this project may be directed to the Town of Beech Mountain Public Works Department Monday through Friday between the hours of 9:00AM and 4:00 PM at 828-387-9282. A Scope of the Work: The work includes all necessary labor and materials for Additions and Alterations to the Beech Mountain Town Hall and Visttor's Center as indicated by the drawings and specifications. The work shall include all components and labor necessary to achieve a complete functioning system. Equipment shall be installed in strict accordance with the Manufacturer's installation instructions. In addition to the scope as described by the construction documents, there are additional items as listed below that shall be included: 1. Painting of all interior walls and ceilings for the entire building, all spaces. Note that there are several places within the building where damage has resulted to the ceiling texture due to moisture. Spray textured material for spot repair to these areas prior to painting. 2. New finish flooring for all spaces within the entire building. 3. Repair f replacement of all exterior wood siding and trim that exhibit any decay. 4. Preparation and painting of the entire exterior of the building with a solid-hide stain in colors as selected by the architect. 5. Replacement of the roofing materials for the entire building. This shall include removal of the existing asphalt shingles and moisture barter. Examine the existing substrate (plywood sheathing) and replace any damaged or decaying sheathing. Recover the roof with Grace. Ice and Water shield barrier and complete the roofing replacement with new standing seam metal roofing to match that specified for the new addition. Any flashing for various roof penetrations shall be replaced with new material compatible with the roofing. This shall include all piping boots. exhaust fan terminations, gas vents and skylights. Contract shall also include new gutter and downspouts for the entire roof to match that specified for the new additions. 6. All existing furnaces and electric cooling systems, including exterior compressors ! condensers shall be replaced. See notes on Mechanical documents. The mechanical plans and specifications oafl for the addition and replacement of certain systems serving part of the existing building and the new additions. So, in addition, we will replace all existing systems and reuse, to the greatest extent. their existing duct systems. 7. Replace all existing Kawneer storefront doers to match existing. Refer to specifications Division 8, Storefront Framing Systems for door type and hardware. 8. Lightning Arrestor System: The GC shalt have their lightning protection consultant prepare shop drawings for architect / engineer review. It shall include a complete lightning protection system to replace the one that exists. Design shall follow NFPA 780.11 shall include lightning reds, (air terminals). conductor cables. ground rods. and surge protection. 9. A security system incorporating door fobs for limiting access and other security features and devices is to be designed under a separate contract. The GC shall coordinate with the Owners security consultant. Mountain Heritage Systems at 577 George Wilson Road, Boone. NC 28607. Tet 828-264-4348 10. Cleaning and sealing of existing flagstone flooring and grout in Main Foyer of Town Hall: Avoid ovencleaning. Do not use acid - based cleaners. Do not steam clean. Use washing Wide, soft brush, mop and dean water. Rinse well but do not soak flooring. Mow to by thoroughly. Apply penetrating, non-slip stone sealer such as: Stain-Proof Premium Impregnating Clew Sealer in strict accordance with manufacturers application Instructions. 11. Retaining Walls: The location of the new retaining walls are shown on the CiVil Engineering drawings. They occur at the South and West sides of the building. They shall match the design of the existing retaining walls that are currently located In the rear of the building on the West side. These are precast concrete sections with a cast-in, boulder facing. They are manufactured by Lovers Casting and Construction Company, 251 Jonas Ridge Highway, Pinola, N.C. 28662. Tel. 828-733-0525. Contract shall Include sealed shop drawings for architect review, excavation, gravel. geotech synthetic cloth, foundation drain, capstone and labor for a complete, finished installation. 12. Rock and Soil Excavation: Please include the following estimated quantities and price In your bid: (Does not include work associated with the retaining waifs.) Rod( excavation - Trench 230 CY200.00 48,000.00 Rock Excavation - Mass 50 CY 32.00 1,600.00 Unsuitable Soil 50 CY 30.00 1,500.00 13. Pedestrian Bridge: Refer to Structural drawings for the new replacement pedestrian bridge for Handicapped accessibility to the second floor level. Located on the West side (rear) and connects the H.C. parking space with the existing rear entrance.
