Renovation of an educational facility in Portland, Oregon. Conceptual plans call for the renovation of a 9,100-square-foot, one-story above grade educational facility.
Architectural services for the renovation of 9,100 square foot one story building formerly known as The Fine Arts Building. The design scope consists of transforming a high-volume space, originally a gymnasium and later transitioned into a lecture hall/theater, into a daylit, architectural studio space with offices and presentation areas. The work to include; demolition of interior walls, seating platforms and finishes, combined with the construction of new amenities to meet program requirements. Clerestory windows will be re-introduced in the upper façade, to provide daylight and take advantage of natural ventilation strategies. Some exterior windows will be introduced into the lower level exterior masonry walls. Door hardware will be replaced throughout the building. Modifications as required to mechanical, electrical, plumbing, fire sprinkler and fire alarm systems. This building may require seismic upgrades based upon the extent of renovation. Roofing replacements/insulation, exterior masonry repairs, and plaster repairs will be included in the scope. Though the project will not be submitted for LEED Certification, all approaches to design are expected to follow UO Design and Construction Standards and comply with the intent of the Campus Plan and Oregon Model for Sustainable Development. Architect to meet with the College of Design - Architecture Group to design according to programming needs. It is anticipated that design meetings will be held every two weeks throughout the duration of the design process. Weekly Owner/Architect/Contractor (OAC) meetings will be held during construction. It is anticipated that the design team will be represented in all of these meetings. The Direct Construction Budget / Anticipated GMP for the CM/GC, for this project is $2.7M. The method of contractor selection has not been determined at this time.
