Constructed in 1907, the 34,644 GSF Peterson Hall is the last of the three legacy "sweetheart circle" buildings on the SGA Douglas campus listed on the National Register of Historic Places to require major renovation. The two-story front portion of the building contains ~15K GSF of primarily instructional space in a double loaded corridor configuration, while the ~19,644 GSF single story section on the rear contains a theater, stage shop, and fine arts spaces. As the central "sweetheart circle" building, Peterson Hall is the primary focal point on the SGA Douglas campus. In addition to providing instructional space, the building hosts significant campus and community events, and serves at the backdrop for graduation ceremonies held on the front steps. This project will comprehensively renovate the 15K GSF front portion including structural remediation, replacement of p-tac wall units with a central air handling and distribution, electrical and plumbing systems upgrades, renewal of windows and associated headers, seals, and jambs, interior renovation and partial reconfiguration, upgrades for ADA and code compliance, and hazardous materials abatement. The p-tac wall penetrations will be backfilled with brick to restore the historic appearance of the building facade. The renovated area will be used for the Nursing program and will include a Clinical/Simulation lab, instructional classroom spaces, and staff offices. The Design Professional's services are anticipated to commence Winter 2022. Construction documents are anticipated for completion in Fall 2023. Preconstruction services are expected to begin immediately upon execution of the contract with the CM/GC. The CM/GC shall obtain written authorization from the Owner prior to proceeding with any additional services. The start of construction is anticipated to begin in Fall 2023. b.
