The scope of this project includes, but is not limited to, the following: renovation of a 46,000 square-foot educational facility. As of June 14, 2023, the owner has selected a Construction Manager. A timeline for construction has not yet been established. Construction Manager at Risk for Construction for the Abilene Building Two at the Texas State Technical College (TSTC) in Abilene Texas State Technical College ("TSTC") is utilizing a one step solicitation process for Construction Manager at Risk (CMR Contractor) services located at the Abilene Building Two on the Abilene Campus. TSTC will be the fiscal agent and contract manager for the project and reserves the right to accept or reject any and all proposals, waive any and all formalities, and select the proposal deemed to be in the best interests of TSTC. Project Posting Date - October 3, 2022 Mandatory Pre-Bid Conference Date - October 17, 2022 Mandatory Pre-Bid Conference Location - 2082 Quantum Loop, Abilene, Tx. 79602, Room 212 Last day for questions to be submitted in Rsolution - October 21, 2022 Proposal due date - October 28, 2022 A Bid Bond is not required with this submission. A Statutory Performance and Payment Bond will be required based on Final GMP amount prior to issuance of Notice to Proceed to Construction Phase. Workers Compensation: Minimum coverage for employer liability in the amount of One Million Dollars ($1,000,000) per occurrence and One Million Dollars ($1,000,000) annual aggregate. Business Automobile Liability: Business auto liability insurance covering all owned, non-owned or hired automobiles, with limits of not less than One Million Dollars ($1,000,000) per occurrence for bodily injury and property damage. Commercial General Liability: Minimum coverage for comprehensive general liability in the amount of One Million Dollars ($1,000,000) per occurrence and Two Million Dollars ($2,000,000) annual aggregate. Subcontract selection will be subject to the approval of TSTC. Such approval will not be unreasonably withheld. Background checks of all Contractor and Subcontractor personnel will be required. Any negative results shall be submitted to TSTC prior to commencing work on any TSTC campus.
