Renovation of a mixed-use development in Newark, New Jersey. Completed plans call for the renovation of a educational facility.

No definite date for the rebid.** Building Automation System Upgrades - Bid Package #2 - for the Newark Public Schools Regions North, South, West & East/Central All work is expected to be complete by December 31, 2024. The contractor shall provide all control instruments, sensors, relays, control valves, damper actuators, panel enclosures, and other accessory equipment required to satisfy the intent of the scope of work and provide a complete and operable Building Management System for the locations specified in the table above. As indicated on drawing M-001 in Appendix 1 and for the East/Central Region only, installation of the controls components, wire and conduit will be by Others. Demo existing digital control panels and end devices and replace with new DDC controls including new panel, conduit and wire. Provide all 120/24 volt transformers and 24 volt power wiring to all devices that receive 24 volts. Mounting of new control panels and 120 VAC power by installing contractor. Damper actuators installed and wired by installing contractor. Include fire/acoustical caulking of own work. Include Network "Cat 6" data drops to new network panel. Includes one (1) Year Warranty on all parts and labor Includes electrical wiring Standards as described in specification Sections 230923 and 260001. All work during school in-session hours shall be scheduled second shift, typically 3:30pm- 11:00pm. All work completed over summer break or during non-school days are based on a normal workday schedule (typically 7:00 am to 3:30 pm). Electrical installation for controls is based on local electrical regulations in effect at the time of contract signing. LAN connection points to supervisory controllers in each building will be provided by the owner. Contractor will make the physical connection between the supervisor controller and the Ethernet switch. Existing safety devices will be reused (smoke detectors, low temperature lockouts, etc.) are assumed to be functioning properly and will be reused unless otherwise specified. Existing thermowells shall be reused in boiler rooms, new thermowells as required shall be installed under this contract. Locations which preclude the installation of temperature sensor thermowells due to restricted access or safety reasons, strap on pipe sensors shall be acceptable, provided they are properly installed and insulated from ambient temperatures. New electric valves and dampers actuators shall be provided where indicated. Existing mechanical and electrical equipment that will have new control systems applied is expected to be in good working order. If any piece of equipment including, but not limited to AHUs, Chillers, Boilers, Pumps are not functioning properly during the time of installation, JCI and the Owner will be notified immediately On behalf of the Newark Public Schools, Johnson Controls, Inc. is requesting bid proposals for the items or projects listed below. Bidders are required to comply with the requirements of N.J.S.A. 10:5-31 et seq. and N.J.A.C. 17:27. Bidders must hold the following NJ Division of Property Management and Construction classifications: C032 (HVACR) or C047 (Electrical) or C043 (Control Systems) or C098 (Energy Management Systems) Bidders are required to comply with the requirements of P.L. 1999, c. 238, (N.J.S.A. 34:11-56 et seq.) where applicable.
