Renovation of a medical facility in Toronto, Ontario. Conceptual plans call for the renovation of a medical facility.

On October 11, 2022, the St. Joseph Health Centre (Purchaser) went to the market through an Open Competitive processes through Request for Proposal 2726528517. Due to the unfavorable outcome of the pricing proposal submission the RFP has been cancelled and no award due to over budget. The Hospital is reposting the RFP second time in the market with revised Scope of Work. This new Request for Proposal ("RFP") is an invitation to qualified Proponents including those Proponents participated in the previous RFP to submit Proposals to enter into an Agreement ("Agreement") for the provision to select a Construction Manager (CM) to provide certain construction related services as detailed throughout this RFP, including Appendix A - Consultants Tender Package and Required Services (including all enOppand drawings) (the "Services") on behalf of the St Joseph Health Centre ("Purchaser") at 30 The Queensway, Toronto, ON M6R 1B5. Proponents are advised that Pre-Construction Services are not a requirement of this RFP. The contract at time of signing will be for a Guaranteed Maximum Price as per section 8.3 of the CCDC 5B contract. The preparation and issuance of this RFP is part of a competitive process that Unity Health Toronto uses to obtain the best overall quality and value for the services described herein from qualified providers. Submit, as part of this RFP, a Detailed Construction Schedule that shows a complete breakdown of the project timing. The Purchaser requires the services of a Construction Manager to construct a Step-Down unit within the existing 7M Adult Mental Health Inpatient unit at St Joseph's Health Centre. The New Step-Down unit will also include a new team station. Scope of work will also include upgrades to existing main team station, clean room conversion to patient room, and relocation of clean room to an existing kitchenette. The Construction Manager must demonstrate that the resources available for the project are adequate to complete all work as quickly and as professionally as possible. A 4-month total timeline is anticipated for this project. The anticipated construction start is early March, 2023 for a total construction period of 4 months. The awarded contractor is responsible to order long-lead items upon the contract award in order to complete the construction on time. The Hospital is expecting for the project to be completed by the end of June 2023 Proponents should include in their submitted schedule, a clear understanding of maintaining a fully operational 7M Mental Health Stepdown Unit & Team Station Upgrades for the duration of the project. Proponents are encouraged to include multiple phases in their schedule and highlight how they intend to minimize disruption to the adjacent areas. Total schedule time from the award of this contract to completion and occupancy is anticipated to be approximately 4 months.
