Demolition, site work and addition to a mixed-use development in Orono, Maine. Completed plans call for the addition of a 100,000-square-foot educational facility; for the demolition of a educational facility; for site work for a educational facility; warehouse / distribution facility; warehouse / distribution facility; and warehouse / distribution facility.

The University of Maine (Owner, University), located in Orono, Maine, desires to procure Construction Management at Risk (CM) services from individual firms or teams for the GREEN ENGINEERING AND MATERIALS (GEM) FACTORY OF THE FUTURE (FoF). The GEM FoF is estimated to be an addition of up to 100,000gsf to the Advanced Structures and Composites Center (ASCC). The ASCC looks to build on its reputation as a national and international leader in commercially-scaled, next-generation R&D on composite materials and structures. The ASCC will build a facility up to 100,000gsf attached to its current laboratory that will usher in a new era of Industry 4.0, AI-enabled, largescale additive, subtractive and hybrid digital manufacturing. The GEM Laboratory will house the Factory of the Future which will be a first-of-its-kind test bed for large format digital flexible manufacturing. The FoF will include synchronous, AI-enabled arrays of additive, subtractive, and hybrid robotic manufacturing systems, with Q/A Q/C enabled by real-time sensing and High Performance Computing (HPC). Work inside of the FoF will include research on the manufacture and testing of large innovative systems made from bio-based and other advanced materials, focusing on unique integration of highly flexible (e.g., robotic, interchangeable end effectors) digital manufacturing processes with non-contact sensing and realtime, closed-loop feedback from the HPCs. The FoF will include specialized spaces for collaboration with industry and government partners, and training of the next-generation manufacturing workforce, including undergraduate and graduate students and working professionals. The new industries that this research seeks to spur are envisioned to be key to Maine's innovation-led economic recovery The GEM FoF is being designed as an integrated piece of equipment which will allow for flexible manufacturing research. This Request for Qualifications (RFQ) is for CM services by firms with experience in the construction of research laboratories. Experience building timber structures (e.g. glulam and cross laminated timber) is desired. A contract exists between the University and the Architectural/Engineering designer (A/E) and a separate contract exists between the University and a Robotics Manufacturing Equipment Designer - System Integrator (RMSI); the A/E and RMSI together constitute the Designer for the project. The CM firm will work in conjunction with the University, the A/E firm, and the RMSI. Once the CM firm is selected, a non-disclosure agreement (NDA) shall be signed and more details about the FoF shall be shared, including overall building layout and functionalities. This project is pursuing specific sustainability goals including but not limited to consideration of: UBGBC LEED Gold or Platinum Certification, ILFI Zero Carbon Certification, IWBI WELL Certification, ILFI Living Building Challenge, Petal Certification. Sustainability considerations include preference to sustainably sourced mass timber products, 'low carbon concrete', 'low carbon steel', mixed-mode ventilation systems, operable glazed openings, 'Passive House' performance standards for facades, high performance solar photovoltaic arrays on facade/roof.
