Capital Projects at the University of California, Berkeley (the University), invites statements of qualification for special inspection and testing services for the Gateway project. The project is proposed for the former Tolman hall site, bounded by Hearst Ave to the north; Koshland Hall to the west; Morgan Hall and Wellman courtyard to the south; and University house way to the east. The site is characterized by a steep slope rising over 30' from west to east. The project gateway will span over the Morgan bikeway with new paving and planting to invite visitors into campus. The project consists of an approximately 368,500 gross square feet new building, and includes offices, workspaces, meeting spaces, collaboration spaces, robotics labs/dry labs, drone lab, assembly spaces, classrooms, study spaces, recording studio, bicycle storage/showers, event space, catering kitchen, and a cafe. The project will include, temporary shoring (soldier pile/lagging/tiebacks), demolition of existing foundations from the previous Tolman Hall, new utility connections, a lower underground level, as well as exterior sitework, courtyards, and landscaping. The structural system consists of mat foundation, concrete shear walls, basement concrete walls, basement concrete columns, elevated concrete slab, steel framing on upper levels, metal deck with reinforced concrete, concrete filled steel round columns, fireproofing, acoustical spray insulation, and intumescent paint. The project is required to achieve Leadership in Energy and Environmental Design (LEEDTM) Gold Certification, a requirement of the UC Policy on Sustainable Practices. The proposed project will strive for LEED Platinum. Construction is anticipated to start in October 2022 and to be substantially complete by September 2025, with occupancy starting in late October 2025. The construction budget is $427.5 Million. The CM/Contractor selected by the University is Turner Construction. The steel subcontractor is Cives. Questions about this RFQ or the project should be submitted using Building Connected by posting on the "Message" Tab no later than 3:30 p.m. PST on Oct 21, 2022. Interested parties are expressly prohibited from contacting any other party associated with this project, including but not limited to UC Berkeley employees, representatives, consultants, and donors, during this RFQ process, including interviews and contracting. Such contact will serve as reason for firm disqualification. The method of Contractor Selection has not been determined at this time.
