Site work and renovation of a multi-residential development in Kansas City, Missouri. Completed plans call for the renovation of a multi-residential development; and for site work for a multi-residential development.
This complex is for senior residence housing and is fully occupied structure. There is no contractor parking onsite and the storage of supplies and equipment is limited to secured container boxes in two parking stalls near visitor parking. The facility will remain in operation during the restoration. Signage and directions will be required for safety reasons. Limited demolition, repairs and restoration of cracked, spalled, delaminated, or otherwise damaged concrete surfaces of floors, slabs, beams, columns, walls, crack repairs, and/or curbing on all levels of the concrete balcony structure. Such repairs and restoration shall include "shotcrete" application to all vertical and overhead surface repairs or approved patch material. Also included in the scope of work is routing and caulking of existing cracks. The base bid includes the installation of a penetrating concrete sealer to the top exposed horizontal and vertical surface. There is an alternate for all deck surfaces to receive a traffic bearing waterproofing membrane. Waterproofing membrane to be a warranted system renewable after 5-year review. Phasing, coordination, and considerations for tenants or owners is an important part of the work associated with this project. Limited demolition, repairs, modifications and restoration of defective concrete surfaces on the parking deck structure and the perimeter exterior exposed accent band. Repairs are required since there is deck deterioration to both the slab soffit and top surface in addition to some minor wall and column deterioration primarily at the base of the column or base of the wall. Electrical conduits are also buried in the deck and are a source of the corrosion source or pathway. Electrical repair work is required to the current active electrical lines. Non-metallic conduit must be used for all repaired lines per the specifications. Some electrical fixture replacement will be required. Similarly any defective plumbing lines or damaged drain lines must be repaired as part of this work. It is suggested and subject to the owner review that all slab soffits be painted white to increase the visibility in the the walkways below which are slab on grade. All existing signage on the balconies or safety signage regarding the balcony access must be replaced. Bidders will be required to submit a Bid Bond in the amount of five percent (5%) of their total bid price. Upon notice of intent to award, the successful Bidder will be required to execute a Performance Bond in the amount of one hundred percent (100%) of the contract price and a Payment Bond in the amount of fifty percent (50%) of the award amount. Contractor shall be assessed Liquidated Damages of $75.00 for each workday in excess of this allotted time for completion. Exceptions may be granted for delays caused by Owner or modifications to the Scope of Work. The Bidder understands that the Owner reserves the right to reject any or all bids, to waive minor informalities in any bid, to award the contract in the Documents by mutual agreement with the successful bidder.
