Renovation of an elderly care / assisted living facility in Winchendon, Massachusetts. Completed plans call for the renovation of a elderly care / assisted living facility.

As of December 19, 2022, project was awarded to Quality Renovations, awarded amount is $24,999.99. Winchendon senior center emergency repairs winchendon, massachusetts. A Pre-Bid Conference will not be held. However, anyone wishing to view the building may do so from the exterior. Under provisions of Massachusetts General Laws, Chapter 149, Sections 26 and 27, pertaining to Minimum Wage Rates, these wage rates are applicable to this contract and will become a part of the contract documents. The contractor is required to submit a copy of their weekly payroll records to the Awarding Authority on a weekly basis. The occupied former public high school building, now senior center (circa 1885, and renovated in 1974) located at 52 Murdock Avenue in Winchendon, MA is a large two and a half-story building with a partial above grade basement and limited finished area of the attic. The building is constructed of solid masonry construction, with granite base, brick and brownstone masonry walls, and brownstone features and it is approximately 100 feet tall. There is a bell & clock tower located in the northeast corner of the building along with several chimneys incorporated into gabled parapets around the perimeter of the structure. The roof is slate, with wood framing, a hipped profile, and numerous dormers. The building is set in a level, rural town site. The north, east and south facades face Grove St., Murdock Ave., and Park St., respectively. The west facade is facing a baseball field. The Town reserves the right to cancel this procurement at any time if it is deemed to be in the Town's best interest to do so. The Town shall award a contract by written notice to the selected offeror by no later than November 25, 2022, unless the time for contract award is extended by mutual agreement between the Town and the selected offeror. Work is to commence immediately from the date of notification of award under this IFB, and the contractor's performance under the contract must be completed no later than December 10, 2022. All inquiries from prospective offerors concerning this IFB must be submitted in writing and addressed to Jennifer dos Santos (Jennifer.dossantos@socotec.us). Inquiries must be received no later than 3:00PM on November 10, 2022. All responses to questions shall be in writing, will be simultaneously distributed to all recipients of the IFB, and will be made available to all interested parties. Every proposal must be submitted on the Form for General Bid provided. Modifications to the Form for General Bid may result in the bid being rejected as non-responsive. Removal of existing poly sheeting and inspecting existing masonry in the area to identifyany additional loose areas of brick masonry. o Removal of loose masonry and add additional wood blocking to support the adjacentmasonry and support the new sheeting to be installed. o Installation of a 10-mil reinforced, UV resistant, poly sheeting, fastening the sheeting to wood or brick masonry through metal or plastic discs every 6" on center along the edges or seams, and 24" on center along intermediate wood studs. o Inspection of additional area of brick masonry at the base of the clock tower, east elevation (see attached photos), removal of any loose masonry, and fixing temporary or permanent repairs, as instructed by the engineer and owner. The selected bidder will be required to execute the Town of Winchendon's Articles of Agreement (enclosed) and will be bound to the terms of the contract and the AIA General Conditions (AIA A201-2007, enclosed) in addition to all requirements of the IFB, drawings, addenda and the submitted proposal. As requested, we have performed an investigation of the building envelope at the Winchendon Senior Center. A complete report is forthcoming, but we have also been asked to identify any immediate concerns, or work that should be performed in advance of the upcoming winter weather. As a summary, the occupied former public high school building, now senior center (circa 1885, and renovated in 1974) located at 52 Murdock Avenue in Winchendon, MA is a large two and a half-story building with a partial above grade basement and limited finished area of the attic. The north, east and south facades face Grove St., Murdock Ave., and Park St., respectively. The west facade is facing a baseball field. The Clocktower is approximately 100 feet tall. The clock tower was observed to have substantial damage to the east elevation. The outer wythe of brick has been sheared from the wall composition and has fallen to the ground. The outer wythe of brick connects to the inner wythes of brick masonry, with a header course every 5 courses. All header bricks that are exposed have broken and sheared off. This may have started due to infiltration of water in various locations, leading to rust jacking of the flat plate steel lintels, allowing more water to enter the system and leading to a cyclical freeze thaw cycle causing damage and separation. We also have identified an additional area of loose masonry which looks like it has progressed to a point where either temporary or permanent repairs should be undertaked at this time. This area is at the base of the actual tower on the east elevation, where it intersects the main roof level (at the 3rd floor). The complete construction plan will include replacing failed sections of masonry wall, amongst other repairs, however the areas at the clock tower are in an advanced stage of deterioration. Temporary repair/protection has been installed in the recently past, including framing that was installed toreplace the fallen brick and support the remainder. The area was then covered with a plastic to help prevent further deterioration that has since been torn down due to wind and weather. At this time, we recommend emergency repairs to the clocktower to be made prior to the winter season. These repairs should include removing existing poly sheeting and inspecting existing masonry in the area to identify any additional loose areas, performing isolated repairs and installing new protective sheeting.
