Renovation of a multi-residential development in Orlando, Florida. Working plans call for the renovation of a multi-residential development.

This Bid is cancelled for now. The Housing Authority of the City of Orlando, Florida (OHA) is seeking competitive bids from qualified individuals and/or organizations to provide Building Rehabilitation Services for building #82 at Lake Mann Homes located at 624 Bethune Drive Orlando FL, 32805 All questions requiring explanations and interpretations of the IFB document must be submitted in writing to Liza Martinez @ liza.martinez@orl-oha.org Purchasing Manager, by December 02, 2022. All questions will be answered in accordance with HUD 5369, Section 2. Responses will be held in confidence throughout the procurement process, as applicable by law. The Housing Authority reserves the right to waive any formalities, to reject any or all proposals, or to re-advertise for proposals. OHA is a Fair Housing and Equal Opportunity Agency. The Orlando Housing Authority is seeking bids from qualified, licensed, and insured entities to provide all, materials, equipment, labor, supervision, permits and inspections to rehabilitate building #82 at Lake Mann Homes locate at 624 Bethune Drive, Orlando Florida 32805. The Orlando Housing Authority property is a single-story structure with 2319 square feet, constructed with CMU on slab and contains two apartments which sustained severe damage from termite infestation. All work is expected to be completed in accordance with current building codes, and Federal, State, and local ordinances codes. Bidder/respondent is encouraged to visit the project site to verify conditions, and to attend a pre-bid conference. Change orders will not be approved for foreseen items overlooked by the bidder. DEMOLITION a. EXTERIOR 1. Removal of entire roof structure, including, trusses, decking, felt, shingles, gable, soffits, and guttering b. INTERIOR 1. Removal of gypsum-board and insulation from all walls and ceilings 2. Removal of furring strips from exterior wall and all damaged wood partition walls 3. Removal of electrical wiring, devices, and fixtures from walls and ceilings 4. Remove all plumbing and fixtures back to the point of service 5. Removal of the HVAC system including ductwork & grilles from walls & ceilings CONSTRUCTION a. EXTERIOR 1. Install new trusses and cross-bracing using approved clips to attach trusses to the concrete masonry units, decking, underlayment, and 20-year architectural shingles (color TBD) 2. Frame gable ends and install new siding to match surrounding buildings. 3. Frame soffits and install soffit panels 4. Repaint entire exterior of building to match the surrounding buildings b. INTERIOR 1. Install new furring strips to interior side of CMU walls 2. Reframe interior partitions (note existing locations prior to demo) 3. Reinsulate all walls and Ceilings 4. Install gypsum board to all walls and ceilings 5. Tape, mud, texture, and paint all interior surfaces c. ELECTRICAL 1. Rewire the entire building 2. Install new devices and fixtures d. Plumbing 1. Install, new supply lines, drain lines, and fixtures throughout e. HVAC 1. Install HVAC split system including new ducts and grilles. Size to match the old system f. Landscaping 1. Landscaping with sod, vegetation (TBD), and, sidewalk repairs as needed
