Renovation of a medical facility in San Francisco, California. Completed plans call for the renovation of a two-story above grade medical facility.
The current 4th floor main pharmacy was built with only segregated compounding capabilities; this limits the drugs that can be compounded in that space, requiring beyond use dating of less than 24 hours. Furthermore, the California Building Code (CBC) size and arrangement requirements for a nonhazardous drug compounding spaces have been revised significantly since this facility was designed. This renovation project expands the existing pharmacy to create a CBC & United States Pharmacopeia (USP) 797 complaint Non-Hazardous compounding space, install two (2) new drug storage carousels, and creation of a vestibule for CBC compliance, security, & deliveries. This project requires the integration of the existing IT office space currently North of the existing pharmacy and renovation of the Narcotics storage room to accommodate carousel placement directly on the building structure. It also requires a new floor mounted air handler in a new small mechanical room adjacent to the pharmacy. The renovations will have five (5) separate phases of construction activities to accommodate continued operations throughout construction, as the 4th floor Pharmacy remains open and operational 24/7 during construction. User and Contractor Coordination will be required throughout the Project. 6th floor: The current 6th floor satellite pharmacy contains only a segregated hazardous drug compounding space that is not complaint with the current CBC and USP 800 regulations. Furthermore, it does not provide a space for compounding non-hazardous drugs. The proposed renovation expands this space to include a CBC, USP 800, and USP 797 compliant suite of compounding rooms including an ante room, hazardous drug compounding, and non-hazardous drug compounding. The rooms have been designed to comply with the new minimum room size requirements now included in the CBC. To meet the myriad of requirements the pharmacy will need to take the adjacent exam room and reduce the size of a storage room. A new exam room is being created in an office space on this floor allowing for the number of exam rooms to stay consistent although some reassignments between departments will be necessary and are included in the design. Additionally, a soil room on the floor that is not currently used will be converted for additional storage making up for the reduced storage. New air handling equipment and exhaust fans will be required on the roof directly above these spaces. During construction the 6th floor satellite pharmacy will be closed and supported by other pharmacies in the facility including the new pharmacy in the adjacent PCC building. There will also be temporary disruptions to the use of the corridor and infusion rooms immediately adjacent to the pharmacy to accommodate ductwork relocations above and connections to the new equipment on the roof that cannot be in the pharmacy space. These spaces will be fully restored and returned to their current use after construction. The renovations will have two (2) separate phases of construction activities to accommodate the exam reassignment and storage capacity between departments before construction activities integrate the existing locations in the new 6th floor Pharmacy expansion. User and Contractor Coordination will be required throughout the Project. The 6th floor construction documents of this Project is divided into two (2) Phases. The work of Phase 1 consists of the Exam room M6305 and Storage room M6332 and the associated area. The work of Phase 2 consists of the Pharmacy Work room M6362, Ante room M6362A, Non-Hazardous Buffer room M6362B, Hazardous Buffer room M6362C and Storage room M6368 and the associated area. Reference 6th Floor Phase Plan ASK11 dated June 10, 2021, one (1) page. The 4th floor construction documents of this project is divided into five (5) Phases also described as Sequences. The Work in Sequence 1 consists of construction of new Non-Hazardous Compounding spaces in the existing IT space. The Work in Sequence 2 consists of construction of new Carousel and future door to the relocated narcotics room. The Work in Sequence 3 consists of construction of relocated Pneumatic Tube station and TUG parking. The Work in Sequence 4 consists of construction of New Vestibule and associated staff work area. The Work in Sequence 5 consists of construction of Second Carousel and completion of Narcotics room, this sequence will require a temporary relocation of the C2ll Safes. Reference 4th Floor Sequencing Plans dated February 9, 2021, six (6) pages. If a job walk is in a clinical area, each attendee must go through the screening process and the individual will be given a mask; masks are required at all UCSF sites until further notice. In accordance with the San Francisco and Bay Area face covering orders effective April 22, 2020, all individuals who participate in the Pre-Bid Job Walk will be required to wear a face covering. The face coverings are in addition to other health precautions already in place such as frequent hand washing and maintaining a six-foot physical distance from others. To be allowed to submit a bid, Bidders must have the minimum experience set forth in the Contractors Statement of Experience and Claims History. Bidders must fill out the aforementioned Contractors Statement of Experience and Claims History (Exhibit 13) and submit it by Monday, November 21, 2022, 2:00 PM. and will only be received electronically Bidders will be notified whether or not they are allowed to submit a bid for this project within five (5) business days of the due date of the Contractors Statement of Experience and Claims History Every effort will be made to ensure that all persons have equal access to contracts and other business opportunities with the University within the limits imposed by law or University policy. Each Bidder may be required to show evidence of its equal employment opportunity policy. The successful Bidder and its subcontractors will be required to follow the nondiscrimination requirements set forth in the Bidding Documents and to pay prevailing wage at the location of the work. The work described in the contract is a public work subject to section 1771 of the California Labor Code. No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of, any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor Code sections 1725.5 and 1771.1. This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations. The successful Bidder shall pay all persons providing construction services and/or any labor on site, including any University location, no less than the UC Fair Wage (defined as $15 per hour) and shall comply with all applicable federal, state and local working condition requirements.
