Renovation of a residential development in Winston Salem, North Carolina. Completed plans call for the renovation of a residential development.

If you have any questions about the scope of work, please submit them to nthomas@haws.org via email by 12/12/2022 @ 3:00pm and the answers will be provided in an addendum to all quoters. The will contractor will verify existing conditions and complete any demolition and preparation necessary to complete the work required. At all areas affected by the work, the contractor shall replace affected areas with new materials to restore units to the highest quality required standards. Contractor will provide all materials and Licenses subcontractors (electrical/plumbing) to complete this scope of work. Provide the Housing Authority with permits prior to state date. DEMOLITION- Remove VCT tile. Remove pre-hung door units. Remove hard wood flooring. Remove base and shoe molding, window stools. Remove termite damaged floor joists (8), submit unit cost for joist replacement after 8 joist. Replace up to (3) sheets of 3/4 plywood, submit unit cost replacement per sheet after 3 sheets. Remove drywall in boiler room ceiling. Remove kitchen cabinet with care for reinstallation after flooring in completed. Remove ceramic wall tile shower/tub. Remove tub. Remove toilet, wall mount lavatory. Remove Kitchen counter top. FRAMING- Frame closets to accommodate standard pre- hung door unit. Install BC grade sheeting in bathroom and kitchen. Replace termite damage wood with like sizing and install CDX grade sheeting for sub flooring. Install blocking in shower/tub area for future ADA grab bars. SHEETROCK- All new drywall for repairs will be type -x 5/8, tape and finished. Repair all existing walls and ceilings to be free of all nail pops, dents, scratches, etc. prior to sealing. Drywall in boiler room will need to tape only finish and all penetrations seal with fire caulk for 1 hour fire rating. Cement board in shower/tub area for ceramic tiles. TRIMWORK- Install 5 1/4 O.G. PFJ wood baseboard, 3/4 round trim entire unit. All inside corners coped, return miters on dead cuts, e.g. door casing, ECT. Pre- hung 6 panel door units with 3 1/4 casing, beaded colonial. New 1x4 window stools with 1/4 round over on top and bottom. Aprons 3 1/4 beaded colonial. Install chair rail in bathroom only, 1x4 round over top and bottom. PAINTING- Primer: Sherwin Williams pro block Finish Coat for all walls and ceilings. All walls and ceilings will be painted minimum two coats of finish paint color. Sherwin Williams HAWS Birch White pro-mar 200 for all wall surfaces. Sherwin Williams Bright White high gloss pro-mar 200 for on ceilings, doors, jambs base, shoe molding and window trim, stool and aprons. Front door, match existing color. All vertical and horizontal cracks in millwork, e.g. base, shoe, shelving, counter tops cabinets, shall be caulked before painting. FINISH FLOORING- Install new VCT Armstrong color Sand Dune in kitchen and bathroom. Install brass transition strip. On final cleaning, contractor needs to apply a minimum of three coats of diamond gloss commercial grade floor wax. Install new 2 1/4 Pre-finished Armstrong oak hardwood Tung and groove, color Gunstock, no transitions in hardwood areas. ELECTRICAL- Replace all ceiling light fixtures, two foot wall mount in bathroom, wall mount in pantry with low profile LED, color satin. Replace all cover plates (White in color). Replace all dead fronts and GFCI receptacles. Replace light switch, receptacles (white in color). HVAC- Clean ducts, replace all grills/cold air return and registers, color white, replace air filters. PLUMBING- Install new toilet, wall mount lavatory, single bowl kitchen sink, shower/tub diverter, washer box, new p traps, supply lines, basket strainer, new pex supply lines from existing pex lines to all fixtures and PVC drain lines back to existing cast 4 inch stack. BATHROOM- Install new 4inch ceramic wall tiles and grout tiles, color white.. Caulk tub with white silicon caulk. Replace medicine cabinet. Replace towel bar, toilet paper holder, soap dish and toothbrush holder, color chrome. WATER HEATER-N/A WINDOWS- Replace broken glass, repair and clean all windows; to operate properly and repair or replace all damaged screens. Install 1-inch white mini-blinds. STROM DOORS- Replace front and rear storm doors, install new pump, crash chain, satin latch and blank plate. Gateway Model # LF625-36-WHT, white. KITCHEN CABINETS- Clean all wall and base cabinets, inside and out. Reinstall after flooring is completed. COUNTER TOP- Install new counter top, post Formica, 4inch back splash, color; 4551 Black Star granite matte. RANGE- Provide and install new Brown Works 24" gas range, color black, Model # TNM610-7C. Install new flex gas line, check for any gas leaks and proper operation. RANGE HOOD- Broan 24inch, color stainless steel. Install stainless steel 24X30 back splash. REFRIGERATOR- Provide 18 cubic Frigidaire Model#FFRT1814WB, color black FINAL CLEANING- Clean all doorknobs, hinges, hardware free of paint, clean all surfaces, fixtures, mirrors, glass, etc. PRESSURE WASH- Pressure wash, unit only, front, side and rear brick and porch, all soffit and fascia. PUNCH LIST- Perform all punch list work in a timely manner and notify the project manager, site superintendent upon completion.
