Renovation of a municipal facility in Seattle, Washington. Design plans call for the renovation of a municipal facility.

As of July 17, 2024, a design firm has been selected. No further information regarding a design firm or detailed construction timeline has been established. Seattle Public Utilities (SPU) is currently occupying space on ten full floors (44-50, 53, 59, 61) and three partial floors (17,27,40) in the Seattle Municipal Tower (SMT). They have decided to consolidate with a new space program and eliminate unused space as well as providing shared touchdown workstation spaces for employees working two or less days in SMT. As part of the project design SPU will also adhere to the City space standards for office and workstation sizes and will increase the quantity and type of meeting spaces as well as other amenities. The City of Seattle Department of Finance and Administrative Services (FAS), Capital Development Division (CD) is executing this tenant improvement project on behalf of its client SPU. Following the pandemic and space utilization impacts, a 25% Consolidation Pilot Program was prepared in March 2021 by SHKS Architects. Further, the City has developed furniture and finish standards including City of Seattle Space Design & Furniture Standards Reference Guide published May 10, 2021, SMT Tenant Improvement Manual, published January 2019 which will apply and be used for all four SPU floors. SMT is in the process of formalizing new lighting and control standards, updated tenant improvement requirements will be shared with the successful consultant. Programming for SPU, "SPU Seattle Municipal Tower Programming dated 10/18/2022," was recently completed by Allbee Romein (AR). Those materials are available with this solicitation. This RFQ intends to select the architect and engineer (A/E) team to provide professional design and construction administration services for four floors of this tenant improvement project (floors 47-50). A separate SPU tenant improvement project is underway with Allbee Romein for floor 53 at SMT, with the project scheduled to be complete by Q4 2023. The plans and specifications for floor 53 will be made available to the consultant team selected from this RFQ when complete, approximately January 31, 2023. The successful consultant will need to validate the current state of the program with SPU and make any necessary changes. SPU programming for the tenant improvement project that includes four floors (floors 47-50) totaling 77,387 usable square feet. The Maximum Allowable Construction Cost is $8.8 million. The project is funded by SPU. The deadline for questions is by 5:00 PM on December 14. Questions should be emailed to eileen.mchugh@seattle.gov. The method of Contractor Selection has not been Determined at this time. As of November 16, 2022, the due date and time has been confirmed with the owner.
