Maintenance and Repair of Gas and Oil Fired Boilers Agreement Term: The Authority intends to enter into one or more Purchase Order(s) for the Scope of Service The term of the Purchase Order(s) for shall be three (3) years with two (2) one (1) year renewal options to extend. The Authority reserves its rights with regard to earlier termination of the Purchase Order in accordance with the terms therein. Current Location(s) for this bid: Logan International Airport - Central Heating Plant The contractor shall provide labor, materials and equipment required to maintain and repair gas and oiled fired boilers located at Logan International Airport. The contractor's responsibilities shall be as follows but is not limited to: Perform Annual Maintenance on oil and gas boilers at Logan International Airport, stack and efficiency testing and a report for each boiler shall be provided in the format specified by the Authority. The Annual Maintenance/Cleanings shall be performed on a unit (Per Boiler) pricing detail. Any work deemed above the normal OEM specified Annual Maintenance scope shall be approved by the Authority before starting. Annual Maintenance shall include but not be limited to the following; open, brush, vacuum clean combustion chamber, replace nozzles, replace all filters, replace electrodes, test ignition transformers, set parameters for high & low firing where applicable, stack testing and accurate record of test results. Test operations, operational set-points, controls, control panels and safeties. Maintain oil circulator skid including but not limited to: pumps, motors, filters/strainers, and automatic controls associated with contract boilers. Contractor shall with no exceptions, submit detailed and monthly invoices to match work orders for all services performed. Contractors shall obtain Massport Security badge and vehicle ramp permits for technicians and vehicles, for unescorted maintenance, repair and emergency response for all boilers listed. At the vendor's expense. Perform all work and repairs, other than Annual Maintenance, on a time and materials basis. Work shall begin from time of arrival to time of departure from the premises. Technician must sign in and out at Building Control, Facilities One. A copy of "ALL" service slips are to be left at Building Control. Service slips must be properly filled out, legible and clearly signed by the technician. If two technicians are being charged, then both names are to be listed. All invoices shall be submitted to the Manager Central Heating Plant for the service performed prior to the sixth day of the month; following the month service was performed. All technicians shall be Massachusetts Licensed Oil Burner Technician. Records and documents must be submitted to Manager of Central Heating Plant for Massport Title V Permit. All maintenance and service is to be according to manufactures specifications. Repair and replacements of any and all boiler sections due to leakage or damage as directed by the Authority. Provision for twenty-four (24) hours, seven (7) days a week, response shall be within a two (2) hour time frame for emergency services. The Annual Maintenance /Cleanings of the boilers shall be completed yearly between August 1st and October 31st of each year.
