Renovation of a mixed-use development in Salt Lake City, Utah. Completed plans call for the renovation of a educational facility.
This Construction Management / General Contractor (CM/GC) project is to provide CM/GC services for seismic upgrades followed by other future renovation phases. Seismic Construction Budget: $7,000,000 Renovation Construction Budget: $3,000,000 The basis for this follows: o The overall upgrade of the building will be achieved through multiple projects due to different funding sources (both state capital improvement funds and University funds) and the timing of when funds will be available. This will necessitate separate projects and contracts for different aspects of the work being accomplished over several years. o Although each project has a degree of independence, it is necessary for all of the construction work to fall under one contractor in order to achieve consistency, effectively perform work on projects that might overlap, and keep liability for the quality of the work with one firm. o The CMGC structure is best tailored for this type of situation as subcontract work would still be bid out while the general contractor would remain the same. The CMGC structure also provides necessary preconstruction services to coordinate the various projects The Universitys standard RFP has been substantially modified. Please read this RFP very closely . The Request for Proposals (RFP) documents, including the selection requirements and the selection schedule, are available at site The procurement shall be under the Value-Based Selection RFP method The university is not responsible for difficulties, technical or otherwise, associated with the electronic submission process. The contractor for the project must be a utah-licensed general contractor. Association with other individuals or contractors having appropriate professional expertise is acceptable. The university will enter into a single agreement with the successful contractor. A representative from each interested prime firm is required to attend. During the meeting, a presentation will be made to describe the overall scope of work and the intended schedule. Interested firms may ask questions and request clarification about the project and the procurement process. Sub consultants are invited to attend this meeting but it is not mandatory for them. A Bid Bond in the amount of five percent (5%) of the FLCC, made payable to the University of Utah shall accompany the cost proposal. Upon Award of the Notice of Intent to the selected bidder (a letter to the Contractor issued by U Facilities) and the official Contract (Contractor Agreement), the undersigned agrees to return the original signed Contract, and deliver acceptable Performance and Payment bonds in the prescribed form in the amount of 100% of the Contract Sum for the faithful performance of the Contract, and deliver an acceptable Certificate of Insurance, all within ten (10) calendar days of the date on the Notice of Intent, unless a shorter time is specified in the Contract Documents The University of Utah reserves the right to reject any or all proposals or to waive any formality or technicality in any proposal in the interest of the University. Seismic Upgrade - The scope of the project includes adding concrete shear walls as detailed lateral force resisting system. The architectural, mechanical, plumbing, fire protection, and electrical systems impacted by the seismic upgrade will need to be removed and reinstalled or replaced during construction. The project also includes reprogramming and renovating spaces impacted by the seismic upgrade. The construction budget for this scope is approximately $7,000,000. Renovations or Remodel - The project includes renovating spaces vacated by programs moving to other buildings to ensure current and future functional needs of the library and the university are met. The project will also update accessibility conditions and means to accommodate ADA and gender-neutral restrooms. The building is currently occupied and fully functional. Project construction delivery will need to be coordinated with the library administration and the University to ensure operational needs are met. The CMGC and design team will be required to evaluate construction phasing and propose options and strategies to minimize disruption to the operation while meeting the operational, financial and budgetary goals of the Library and the University. The scheduling and phasing options will need to be closely coordinated with other construction activities in the health science campus that include the new Spencer Fox Eccles School of Medicine, demolition of Building 521 (old School of Medicine) and Discovery Buildings.
