Site work and new construction of a mixed-use development in Golden Lakes, Florida. Conceptual plans call for the construction of a 28,750-square-foot, 375-space, 25-acre transportation facility; for site work for a transportation facility; service station / car wash facility; and service station / car wash facility.
The ARCHITECT and Consultants shall provide all professional services necessary to deliver the permitted Design and Contract Documents within the established Construction Budget, in accordance with the established Design Schedule, and per the approved master plan for the proposed: (1) 25+ acre campus which will house the +/-28,750 SF transportation operations facility for the school bus fleet maintenance services, supported by a surface parking lot for 300 buses; (2) +/- 22,500 SF administrative headquarters facility to house offices, dispatch, meeting, and training rooms, amongst other uses, supported by a surface parking lot for 375 vehicles; (3) +/- 10,000 SF fueling islands plus bus wash facilities; (4) Charging stations for electric buses. The selected Design Team should have experience in master planning, specifically related to designing bus transportation facilities that support a minimum of 100+ buses. Experience in reconciling challenging technical requirements related to transport engineering, specific to the programming/planning/designing for school bus fleet operations and maintenance programs, traffic engineering, land use efficiency, and campus planning to design the building's interiors for the operations, maintenance, services, and dispatch facility, site development and building permitting involvements with the multiple Authorities Having Jurisdiction (AHJ). The required deliverables include but are not limited to the validation of the approved master plan and design program, development of all conceptual designs, facility lists, site planning, coordination with the District's Environmental and Conservation Services (ECS) Department, schematic design drawings, design development drawings, construction documents within the agreed design schedule, Life Safety/FISH Plans, FF&E Schedule & Specifications, Design Calculations, Life Cycle Cost Analysis, Color Charts, and Finish Schedules, statement of probable construction cost; bidding, construction administration, and community outreach engagement as required. The construction work may be phased with the schedule for design deliverables based upon the phased construction schedule as determined by the Owner. The ARCHITECT will be required to certify the permitted design complies with one of the energy-efficient and sustainable building standards per F.S. 255.2575. The Permitted Design must incorporate all requirements set forth in the Florida Building Code, Florida Accessibility Code, Florida Fire Prevention Code, Florida Department of Transportation (FDOT), South Florida Water Management District (SFWMD), District Master Specifications, District Design Criteria, District ECS, and all other applicable Codes, Rules, and specifications. Award of Design Contract - March 15, 2023 Design Notice to Proceed - March 17, 2023 Completion of Schematic Design/sv Report - May 26, 2023 Completion of 100% Design Development - August 14, 2023 Completion of 100% Construction Documents - October 27, 2023 Permitted Construction Documents - January 17, 2024 The method of contractor selection has not been determined at this time.
