Remodeling of an educational facility in Carson City, Nevada. Working plans call for the remodel of a educational facility.

**The owner has selected a Construction Manager. A timeline for construction has not yet been selected.** For qualified contractors to contract with CCSD as a Construction Manager at Risk (CMAR) to manage and oversee construction of Bordewich Bathrooms & ASP (Alternate Standards Program) Classrooms Remodel Project (PWP# CC-2023-112). Per the requirements of Nevada Revised Statute (NRS) 338, CCSD will be accepting proposals from interested firms in response to this Request for Proposal (RFP) and subsequently interviewing selected finalists. The selected firms for these projects will be expected to enter into a pre-construction agreement in accordance with the RFP and NRS 338 to provide input on these projects related to budgets, scheduling, constructability and other pre-construction services. After pre-construction services, CCSD and selected CMAR firms will finalize negotiations for the Guaranteed Maximum Price (GMP) Construction Contract as defined in NRS 338 and further in the RFP. Firms interested in submitting a proposal in response to this RFP must meet the requirements of NRS 338 as it relates to eligible CMAR firms, which include, but are not limited to, the following requirements: be licensed as a contractor with appropriate license limit and class; be qualified to bid on public works projects (pursuant to NRS 338.1379); have adequate license limit, bonding limit and levels of insurance (defined in RFP) to cover the total construction budget. A general description of the projects are as follows: Bordewich-Bray Elementary School: 110 Thompson Street, Carson City, NV 89703. This project is an interior remodel of classrooms and restrooms. These (3) classrooms serve the Alternate Standards Program (ASP) for students who require a functional curriculum. Most students in this program are eligible for special education under the category which requires additional assistance. The classroom program for this project consists of approximately 2400 square feet of space(s) and includes (3) instructional rooms of approximately 530-600 square feet each with operable walls between the rooms. These spaces will require demolition of existing walls and finishes and the installation of new walls/finishes, doors, ceilings, lights, and flooring. Re-routing of HVAC ducting may also be required. A shared restroom for these ASP classrooms is also included in the scope. In addition, a complete remodel of existing Girl's and Boy's restrooms is part of this project scope. These restrooms are approximately 160 square feet each for a total of 320 square feet. These are currently traditional restrooms that will require complete demolition and will be replaced with a General-use restroom, which will contain approximately (7) new individual single stall lockable toilet rooms and a shared sink area. This new General-use restroom will be open to the existing adjacent corridor. All fixtures will be removed and replaced. All finishes for walls, ceilings, and floor will be new. Attn: Mr. Mark Johnson, Project Manager. Applications will be publicly checked for completeness shortly after 2:00 pm in the conference room. It is the applicant's responsibility to ensure delivery before the above date/time, after which late submittals will not be accepted. CCSD reserves the right to accept/reject proposals in accordance with the RFP documents and NRS 338. Questions will only be received through 12:00 p.m. on December 8, 2022.
