Targeted replacement of existing face-sealed stucco cladding with new rainscreen cladding. Selective replacement of existing split-faced concrete block with new split-faced concrete block cladding. Replacement of existing gypsum board sheathing with new fiberglass sheathing where cladding is replaced. Replacement of all exterior windows and doors in the original building with new double-glazed aluminum-framed windows, double-glazed aluminum-framed storefront doors, and insulated hollow metal doors; Complete replacement of existing skylights with new double-glazed aluminum-framed skylights; Complete replacement of roof assemblies, including low-sloped SBS membrane roof assemblies, including replacement of waterproofing membranes, flashings, drains, and exterior insulation at Gymnasium Low-Sloped Roof. Targeted removal of the bottom 18” of the metal panel roofing at the gutter. Application of Alsan RS 230 Flashing to completely cover the existing SBS membrane in the gutter SBS roofing membrane. Installation of cap flashings, metal fascia panels, roof overhang soffits, and other adjacent components in the built-in gutters at the perimeter of the sloped metal roof. The roofing works to be prioritized upon all others and be completed before September 1st, before the 2025-2026 school year starts.
