Question Deadline 01/17/2023 at 2:00 PM ET Coby Dixon Project Manager, Facilities Planning Miller Court Georgia College and State University Milledgeville, Georgia 31061 e-mail: coby.dixon@gcsu.edu fax: NA Deadline for written questions/requests for clarification (see section 5). 12/06/22 4:00pm Coby Dixon Project Manager, Facilities Planning Miller Court Georgia College and State University Milledgeville, Georgia 31061 e-mail: coby.dixon@gcsu.edu fax: NA The Board of Regents of the University System of Georgia (BOR) As (Owner), on behalf of the Georgia College and State University (GCSU), is soliciting statements of qualifications from firms interested in providing Construction Management at-risk Services (CM) for the construction of a project known as Project No. 1063-02-22, Atkinson Hall HVAC Replacement, at Georgia College and State University, Milledgeville, Georgia. This Request for Qualifications (RFQ) seeks to identify potential providers of the above-mentioned services. Some firms that respond to this RFQ, who are determined by the Owner to be especially qualified, may be deemed eligible and may be invited to interview and offer proposals for these services. All respondents to this RFQ are subject to instructions communicated in this document, and are cautioned to completely review the entire RFQ and follow instructions carefully. BOR reserves the right to reject any or all statements of qualifications or proposals, and to waive technicalities and informalities at their discretion. Provide Construction Management at-Risk Services to accommodate the proposed HVAC replacement. The Construction Management at-Risk Services Contractor (CM) team should provide examples of successful previous projects of similar size, scope and dollar value. The scope of work will include Replacement of four air handlers, installation of four relief air fans, eight new VAV boxes with reheat, replacement of toilet exhaust fans, control systems for noted alterations and electrical installation related to the scope of replacement. The CM effort will incorporate/adjust parameters to achieve the desired project objectives within the programmed budget. Demo and replace four of the main air handling units servicing each of their respective floors. Replace eight of the cooling only VAV boxes to include both heating and cooling. Replace inadequate exhaust fans on the roof to service four levels of bathrooms. Install four fresh air relief fans to help supplement the conditioned air. Provide new electrical systems to supply the increased electrical loads. Provide an extension of the current DDC control systems to incorporate the new equipment. Verify systems through testing and balancing. The mechanical contractor effort will incorporate/adjust parameters to achieve the desired project objectives within the programmed budget. The Construction Management at-Risk contractor will be responsible for methods of construction, safety, and the scheduling and coordination of the work of all construction and miscellaneous contracts required for completion of the project within its bid price and schedule. The successful Construction Manager will be required to coordinate and work harmoniously with the Ownes consultants, any task order contractors and any other agency (local, state, federal) that may have an impact on the outcome of the project, including any other contractors or GCSU personnel or maintenance involved in renovation projects in the building.
