The Georgia State Financing and Investment Commission (GSFIC), as Owner, on behalf of the Lake Lanier Island Development Authority (Using Agency or LLIDA), is seeking Statements of Qualifications from firms interested in providing Building Commissioning Services for a project known as Project No. LLIDA-001 Lake Lanier Islands Conference Center. The scope of the project will include the construction of a new 114,648 square foot Conference Center building located at Lake Lanier Islands consisting of a 13,000 square foot ballroom, a 6,000 square foot junior ballroom, 30,000 square feet of meeting space, a three-meal restaurant, and supporting office and facilities spaces. The new Conference Center will adjoin to a new 300-key resort style hotel/lodge that is being developed separately by Lake Lanier Islands Management, LLC that is not a part of this RFQ/RFP request. Along with public and private stakeholders in the project, LLIDA has engaged the architectural firm of Rule Joy Trammel Rubio, LLC (RJTR) as Design Professional. The Design Professional is currently under contract and the design for the project is in the construction document phase. Construction is anticipated to start by the end of the second quarter of 2023 with an estimated seventeen (17) month duration from the start of construction to reach material completion (All of the dates above are estimates which are subject to change.) Emphasis must be on completeness, relevance, and clarity of content. The content of all Statements of Qualifications must be categorized and numbered as outlined below, and responsive to all requested information. It is the responsibility of each respondent to examine the entire RFQ and RFP, to seek clarification in writing, and review their submittal for accuracy before submitting the document. Once the submission deadline has passed, all submissions will be final. The Owner will not request clarification from individual respondents relative to their submission, but reserves the right to ask for additional information from all parties who have submitted qualifications.
