Renovation of an elderly care / assisted living facility in Wood River, Nebraska. Completed plans call for the renovation of a 3,480-square-foot elderly care / assisted living facility.

For the completion of final design plans, specifications, bidding, and project/construction management of the renovation of a portion of a former nursing home facility into a Senior Center The City was awarded 2022 Community Development Block Grant Public Works funding through the Nebraska Department of Economic Development to fund a portion of the project. This is a Request for Qualifications if your firm is interested in performing services for the project Location of Project: The City proposes to renovate a portion of the former Good Samaritan Society nursing home into a senior center to serve the residents of Wood River that are considered 62 ages and older. The specific portion of the existing facility is approximately 3,480 s.f. in the southwest portion of the facility. The north half of the facility is home to Stick Creek Kids Child Development Center The project location is 1401 East Street, Wood River, Nebraska. Through a 2020 Nebraska Community and Civic Center Financing Fund grant, the City of Wood River conducted a planning study to determine best use of the south portion of the existing facility. As part of a long term vision, the City has named this wing of the facility "Legacy Station" and is referenced as such in this RFQ. The study concluded that the relocation of the existing senior center and library would be the best use of the vacant nursing home space. A food bank will also be incorporated. For purposes of this RFQ, the library and food bank are NOT included in this request. At the completion of the planning study, a preliminary floor plan was created and the plan as well as planning study can be made available upon request. The proposed project involves preparation of final design plans, preparation of specifications, bidding, and project/construction management for improvements as stated above in the Senior Center portion of the Legacy Station located at 1401 East Street, Wood River, Nebraska. The City of Wood River has contracted with the South Central Economic Development District, Inc. to provide general grant administrative services for this project. The selected firm shall work closely with the City to provide final building design plans and specifications, tabulate quantities, and prepare bid schedule for bidding and construction management/inspection services. The City of Wood River will approve final plans and specifications. Interested firms should submit, in writing, their statement of qualifications. The selection of a consultant will be based on the following criteria: - Technical Expertise of firm and personnel in connection with type of services to be provided and complexity of project 25 points - Past Record of Performance with other clients, including quality of work, timeliness and cost control 25 points - Capacity of firm to perform work within time limitations in con- sideration of current and planned workload of firm 25 points - Familiarity of Firm with types of problems applicable to project 25 points 100 points Elaborate and expensive presentation aids are not necessary or encouraged. The City will evaluate all submittals and will negotiate a contract, schedule, and a fixed price or not-to-exceed contract. Cost and percentage of cost contracts are not allowed. The City reserves the right to reject any and all proposals. The award of requested services is subject to the City's receipt of a release of funds and environmental clearance from the Nebr. Department of Economic Development.
