Site work for a water / sewer project in San Diego, California. Working plans call for site work for a water / sewer project.

Subject to conditions prescribed by the undersigned, Prequalification Questionnaires from Prime Contractors and Subcontractors licensed as follows: SUBCONTRACTOR Required CA License C-36: Plumbing Contractor Subcontractor Estimated Construction Cost: $1,300,000 Estimated Project Duration: 350 Calendar Days The prequalified Prime Contractors will competitively bid for a lump-sum contract with the required list of subcontractors that will include the prequalified Plumbing subcontractor. PROJECT DESCRIPTION: Sverdrup Hall is a research lab building at The Scripps campus. The MEP utilities reside within a large, multi-story utility chase. The plumbing waste and sewer lines within the core and serving Sverdrup Hall are sixty years old and have reached the end of their useful. The objective of this project is to replace the system storm drain, lab acid waste and sanitary sewer piping. The scope is to replace the existing interior storm drain piping and fittings and existing sanitary sewer and vent branch lines and stacks within the chase space. Both systems to be replaced with new flame-retardant polypropylene pipe and fittings. The University seeks Prime General Building Contractors with demonstrated experience in remodel of fully occupied and operational outdated/historical commercial or institutional research laboratory involving major plumbing upgrades. Specific desired experience includes: working in an occupied building, working in a lab/research facility, working within restrictive spaces, limited staging area, phasing of work, demolition and replacement of pipe performed in place, replacement of roof drains, flexible working schedules, coordination with building occupants to shut down utilities/system, installation of temporary piping systems and management of subcontractors to comply with job requirements. The Prime Contractor shall have demonstrated an average annual business revenue of at least $5,000,000 over the last five (5) consecutive years. The Prime Contractor must have demonstrated experience on their best three (3) comparable projects with the Contractor providing services as Prime General Contractor within the last ten (10) years. Projects should have possessed the following construction challenges and specific components: managing and directing work that includes, but is not limited to working in limited/restricted areas, accommodating working schedules to avoid disrupting occupants, coordinating building shutdowns, renovations/expansions requiring proactive and innovative solutions due to unknown and/or unseen field conditions, major plumbing renovation scope, management of subcontractors to comply with job requirements and mitigation of noise while working in occupied spaces. The University also seeks Plumbing subcontractors with demonstrated experience in drain and sanitary pipe replacement and/or installation. Specific experience requirements include: working in an occupied building, working in a lab/research facility, working within restrictive spaces, limited staging area, phasing of work, demolition and replacement of pipe performed in place, replacement of roof drains, flexible working schedules and installation of temporary piping systems. The subcontractor shall have demonstrated an average annual business revenue of at least $3,000,000 over the last five (5) consecutive years. The Contractor must have demonstrated experience on their best three (3) comparable projects with the Contractor providing services as Plumbing Prime or Sub contractor within the last ten (10) years. Projects should have possessed the following construction challenges: working in limited/restricted areas, accommodating working schedules to avoid disrupting of occupants, coordinating of building shutdowns, demolition and replacement of sewer and drain pipe in place, use of temporary piping., installing roof drains, and mitigation of noise while working in occupied spaces. No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of, any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor Code sections 1725.5 and 1771.1. This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations. The successful Bidder shall pay all persons providing construction services and/or any labor on site, including any University location, no less than the UC Fair Wage (defined as $15 per hour) and shall comply with all applicable federal, state and local working condition requirements. Plumbing system renovations/expansions to an existing commercial or institutional research laboratory while the facility remains in full operation.
