UNITED KEETOOWAH BAND OF CHEROKEE INDIANS IN OKLAHOMA is seeking Design-Build Services for development and vices for development and construction of an approximately 7,500 square foot Warehouse in Tahlequah, Oklahoma. The project will include a warehouse facility with interior office and associated parking. The scope of the design-build services includes, but are not limited to: design, site development, and construction of this facility including all structural, electrical, mechanical, concrete, doors and windows, drywall, carpentry, insulat i o n , r o o f i n g , a n d parking/drives to provide the United Keetoowah Band of Cherokee Indians in Oklahoma a complete and useable facility. The successful respondent will be responsible for verifying existing surveys, securing all permits, verifying zoning criteria, and compliance with all Federal Regulations. Selection of a Design-Build Construction Firm will be based on evaluation of the following in descending order: Firm Experience with similar tribal, design-build projects. 0-25 points Staff Construction Experience/Qualifications. 0-25 points Partner A-E firm design experience, including, but not limited to warehouse design and construction or similar. 0-15 points History of five or more years of commercial construction, provide proof of insurance and bonding capacity. 0-15 points Demonstrate the ability to meet a design-build schedule of 270 calendar days. 0-10 points Verifiable Indian reference for both firms. 0-10 points All contractors must be able to be insured. Contracts shall not be awarded to debarred, suspended, or ineligible contractors. Contractors must comply with the Davis-Bacon Act, Copeland "AntiKickback" Act, as supplemented in Department of Labor regulations (29 CFR part 3). The UKBHD reserves the right to reject any or all bids, to waive informalities or irregularities in any bid, solicit new bids, or proceed to do the work by determined in the best interest of the United Keetoowah Band Housing Department. The UKBHD shall apply Indian preference when applicable. UKBHD shall give preference in procurement activities consistent with the requirements of section 7(b) of the Indian Self-Determination and Education Assistance Act (25 U.S.C. 450e (b), when applicable. This project is subject to Section 3 of the Housing and Urban Development Act of 1968, 12 U.S.C 1701U and 24 CFR Part 135. These regulations will be incorporated into all contracts and sub-contracts. Applications can be a partnership, corporation, association, and/or other legal entity which will have contractual responsibility for the project. A proposed joint venture should provide profiles for all firms in the joint venture. Provide five (5) Qualification Packets, including all items stated above for review.
