Renovation of a residential development in Port Huron, Michigan. Completed plans call for the renovation of a residential development.
Scope of Work and Specifications: --Paint colors will be either identical and/or similar to the existing colors, final decisions are to be determined with Port Huron Housing and the awarded contractor. All paint will be Sherwin Williams - Cashmere, either Eg-Shel and/or Semi-Gloss interior latex (or equal if approved by Port Huron Housing). --Contractor will perform all wall patching and/or painters caulking as needed and to the final approval of Port Huron Housing. --Contractor will sufficiently clean and/or wipe off to prepare all paintable surfaces. Contractor will also make precautions as necessary to not to allow anything onto any other non-paintable surfaces, including floor protection as needed and caution tape/wet paint sign all work areas. -All materials and methods must meet the final approval of Port Huron Housing Commission. --Perform 100% daily clean-up of all work areas and/or surfaces. Supply, prepare and paint 1 coat paint below the chair rail in the colonnade areas, approx. 3' height. Supply, prepare and paint 1 coat paint on all columns, approx. 8' height. No painting is to be completed above the chair rail or on the brick. Resident Hallways : Supply, prep and paint 1 coat finish paint on all walls. There are 2 colors in the hallways: one color is above the chair rail and handrail and one color is below. No painting is to be completed on the resident doors or door frames in these hallways. Community Building Common Area Hallway : Supply, prepare and paint 1 coat finish paint on all walls and paint all previously white painted doors (8 total doors). 2nd Floor Colonnade Areas = Supply, prep and paint 1 coat finish paint below the chair rail in colonnade areas, approx. 3' height. and on all columns, approx. 8' height. Above Chair-Rail & Hand Rail in Resident Hallway & Colonnade Areas = Supply, prepare and paint 1 coat finish painting above the chair rail/hand rail in both all resident hallways and colonnade areas, approx. 4' height and some areas have different color(s). Minimum Qualifications: Previous work experience of 5 years, State licensed (if applicable), financially stable, bondable and insured. Bonding: A 5% Bid Guarantee (Bid Bond) is required and will be based upon the "Total" dollar amount for Bid items A, B, & C. Refer to HUD form 5369, #9. (no company checks). The awarded contractor will provide an Assurance of Completion either as indicated on HUD form 5369, #10 for the total contract amount. Contract Period: The contractor will need to work in coordination with other PH Housing projects in the community building and stairways. It is anticipated to begin work Winter 2022/23 and completed within 90 days and/or as agreed upon by Contractor and PH Housing. Permits: The CONTRACTOR shall be responsible for securing any and all City of Port Huron building, plumbing, mechanical, electrical, or other necessary permits for proposed work. Insurances: Contractor must supply Port Huron Housing with a current auto, liability, and workers compensation insurance certificate, etc. This includes a waiver of subrogation and it is understood and agreed that the Port Huron Housing Commission shall be additional insured; all elected and appointed officials, all employees and volunteers; and boards, commissions and/or authorities and board members, including employees and volunteers thereof. This coverage shall be primary to the Additional Insureds, and not contributing with any other insurance or similar protection available to the Additional Insureds, whether said other available coverage be primary, contributing or excess. Basis of Award: The contract will be awarded to one contractor: the lowest, best responsible and qualified contractor and on any other basis of the bid deemed most advantageous by the Housing Commission best interest for this work. Our intention is to award all work items, although PH Housing reserves the right to award the contract work items any way that it best serves the interest of the Port Huron Housing Commission. General Statement: Painting work will be at Desmond Village 721 Pine Street & Peru Village 702 Erie Street, Port Huron, MI. Contractor to provide all material, equipment, and labor to prepare and paint 16 Resident Hallways and other Common Spaces as outlined below and as indicated at on-site walk through and on the Site Drawings. All provided measurements are approximate and actual measurements shall be made by the contractor. Caution and care should be given to all Port Huron Housing property and any work related damages are the full responsibility of the Contractor, to the approval of PH Housing.
