Renovation of a multi-residential development in Toronto, Ontario. Design plans call for the renovation of a multi-residential development.
Energy improvements at Toronto Community Housing Buildings at 190 John St and 111 Chestnut St to meet accessibility Standards and energy goals. 111 Chestnut St- Built in 1987, 111 Chestnut Street is a 15-story building near Dundas Street and Bay Street in downtown Toronto. The development features 144 one-, two-, three- and four-bedroom units. There is convenience store at grade on the northwest corner of the building. The building consists of a concrete slab and shear wall structure with an exterior envelope composed of masonry wall tied back to concrete block back-up wall. Windows appear to be original. HVAC is provided by PTAC units with make-up air supplied through the hallways. There is a tenant operated washroom exhaust that is direct vented through the façade. There are two levels of underground parking beneath the building that also has access from Chestnut Street. There is a large terrace behind the building that forms the outdoor amenity space for the tenants. This is complimented by a large rooftop amenity space accessed from the top floor. 190 John Street- Built in 1992, 190 John Street is a 4-story building near Queen West and John Street, overlooking Grange Park. The development features 26 one-, two-, and three-bedroom units in a family building. There is access for underground parking along John Street. The building consists of a concrete slab and shear wall structure with an exterior envelope composed of masonry wall tied back to concrete block and steel stud back-up wall. Windows appear to be original. HVAC is provided by PTAC units with make-up air supplied through the hallways and a direct venting washroom and kitchen exhaust. There is one level of underground parking beneath the building that is accessed from John Street. TIMELINE: A Request For Proposals has been issued by Toronto Community Housing Corporation (TCHC) was awarded summer, 2023. The scope of work is being refined by the awarded proponents working collaboratively to holistically redesign the buildings to meet TCHC goals. Schematic design is underway. Working drawings schedules will be determined late 2024/early 2025. Tender and construction timing is undetermined. The method of Contractor Selection has not been determined at this time.
