The United Nations Development Corporation (UNDC) is a New York State public benefit corporation established in 1968 to develop and operate office space and other facilities in the area of the United Nations headquarters in the City of New York needed for the official international community in the City, including the United Nations, missions to the UN, and UN-related programs and activities. UNDC financed, developed, and currently operates three buildings known as One, Two, and Three United Nations Plaza. One and Two UN Plaza are 39 and 40-story combined-use office and hotel buildings of approximately 565,000 and 505,000 gross square feet, respectively, including hotel portions. The Three UN Plaza building is not related to this procurement UNDC is seeking proposals from qualified construction management firms to provide pre-construction and construction management services at One and Two UN Plaza for the implementation of base building improvements, possible tenant office floor buildouts, and energy improvement projects consistent with New York State's Executive Order 22 and BuildSmart 2025 program to reduce energy use at New York State buildings. Both buildings will be occupied and in use throughout the duration of the projects and temporary measures to facilitate uninterrupted access and building services will be required.
The phases of the project include pre-construction, construction, and post-construction. The selected construction manager will bid, award, and hold trade contracts. It is anticipated that the work will begin in the first or second quarter of 2023. The scope of work requested is further described in a Request for Proposals (RFP).
