Renovation of a residential development in Titusville, Florida. Completed plans call for the renovation of a residential development.

For Housing Rehab Program Project: SHIP Bid #: 23-B-021 The Contractor's Qualification Application Packet must be completed and approved by the Neighborhood Services Department prior to bid award. All proposers must be certified Renovation Firms or Renovators with the Environmental Protection Agency (EPA). Clarifications/Changes While Bidding If any prospective Bidder for the proposed Contract is in doubt as to the true meaning of any part of the drawing, specifications, or other proposed contract documents, the Bidder may submit to the Neighborhood Services Department a written request for an interpretation thereof. The Bidder submitting the request will be responsible for its prompt delivery. Any interpretation of the proposed documents will be mailed or delivered to each prospective Bidder who has received a complete set of Bidding Documents. The Owner will not be responsible for any other explanations or interpretations of the proposal documents. The City reserves the right to limit the number of awards per contractor based upon their capacity, past performance, or program experience. Project location- 2240 Talmadge Dr Titusville, FL 32780 The undersigned guarantees completion of the work within 90-working days after Notice to Proceed is received . REROOF COMPLETE - remove existing roof covering(s) to deck, replacing all damaged or deteriorated decking as needed. Re-nail decking as needed or required to code. Install peel-n-stick underlayment and min. 30 yr. architectural shingles (choice of color by owner). Replace all drip edge, vents and ridge vents. Eliminate 1x2 strip on fascia and any unused vents, satellite dishes, etc. prior to dry in. MISC. EXTERIOR a) Gutters and downspouts Install new aluminum units to direct water away from foundation, and install heavy duty splash blocks that terminate 3' from foundation. White or brown; owner's choice. b) Soffits and fascia Remove old materials, decorative features and replace warped rotten wood. Install vinyl soffit and aluminum fascia to all overhangs. White or Brown; owner's choice. c) Windows Replace all windows with single-hung, impact resistant units with screens. (Obscure glass for bathroom) Includes any associated drywall and sill work associated with replacement. d) Replace front door with new steel pre-hung unit including new hardware and lockset. e) Replace Dryer exhaust hood weather resistant unit with pest guard. ELECTRICAL REPAIRS a) Upgrade service to 150 amp Change out panel including new breakers and associated work. Note- home has aluminum wiring and uses aluminum outlets and switches. Repairs will include approved connectors, such as Alumicons, at panel side. Check ground clearance of service drop. b) Replace exhaust fan in hall bath to code PLUMBING REPAIRS a) Main Shutoff & Hose Bibs- replace main water shutoff valve and all hose bibs. Add backflow preventers to all hose bibs. b) Snake and Test all drain lines. Supply report. c) Install toilet install owner-provided unit and repair/replace flange. Replace shut off valve and supply line. PAINTING a) Paint Exterior Complete observing all industry standards. Remove all loose materials, pressure wash all surfaces, prime, and paint (minimum 2 coats). Maximum three colors by owner (primary, trim, and doors). MISC. INTERIOR REPAIRS a) Baseboards replace/install missing baseboards throughout home with matching. Prime and Paint. (white interior semi-gloss) b) Int. Doors trim out existing 6-panel doors to fit each opening with proper clearances and function. Ensure proper gaps at floor for air return. Prime and Paint. (white interior semi-gloss) c) Shower curb in master bath install owner-supplied material, provide and install required grouting/caulking for installation to match. HVAC Replace/Install electric heat pump unit complete, sized accordingly, including all electrical feeds and breakers (by electrician), disconnects, thermostat, and line set. Smoke & Carbon monoxide detectors install 10-yr batterylife smoke & carbon monoxide detectors per code.
