A. Portions of the Building Included: The complete reroofing of Areas D, E, and J as shown on the Drawings B. Existing Construction: Refer to the Drawings 1. Refer to the Drawings for existing roof system information. 2. The existing roof system materials are based on information obtained at on site test cut locations. 3. No hazardous materials were found to be present. 4. Refer to Section 01 70 00 for information regarding examination of the existing construction. C. Summary of Work - The work includes, but is not limited to the following: 1. Remove existing roofing materials down to the deck on all areas. 2. Remove obsolete penetration on Area J and provide new steel deck infill. 3. Replace existing roof-related wood blocking slated for reuse if it contains more than 19 percent moisture, shows evidence of rotting, or is otherwise in a condition that provides an unsuitable substrate to receive new materials. a. Include 1,000 board feet of wood blocking replacement in the Base Bid. 4. On Areas D and E, install new insulation layers in low rise foam over the deck, followed by 1/2 cover board in low rise foam, and a 90-mil fully-adhered EPDM membrane and flashings as detailed. Install walkway pads as shown on the Drawings. A 30-year NDL manufacturers warranty and a Contractor's 5-year workmanship warranty are required. 5. On Area J, mechanically fasten first two layers of new insulation to the steel deck, followed by 1 rigid insulation set in asphalt. Install a four-ply gravel surfaced built-up membrane and two-ply flashing system as detailed. A 5-year contractor's workmanship warranty is required. 6. Install new overflow scuppers, pre-manufactured pipe supports, pipe box enclosures, as shown on the Drawings. 2023 Roof Replacement at Discovery Elementary School Bids shall be upon form provided in the Bidding Documents. Envelopes containing bids must be sealed and marked "2023 Roof Replacement at Discovery Elementary School", with the name and address of the bidder, and the date and hour of the opening. The complete form shall be without alterations, additions, or erasures. All bids shall be on a lump sum basis.
