Site work and new construction of a residential development in Eau Claire, Wisconsin. Completed plans call for the construction of a residential development; and for site work for a residential development.

706 Hobart Street Construction - location- 706 Hobart Street., Eau Claire, WI 54703 5% bid security is required. For questions regarding this project contact the Purchasing office, 203 S. Contractor shall be responsible for all incidental components of a functioning house ready for occupancy, including the following: o HVAC to all rooms including Energy Star rated Goodman model GMEC960603-BN furnace or approved equivalent. o Plumbing systems and fixtures, including Moen single lever faucets and American Standard or Eljer Tall Elongated toilets or approved equivalent. o Electrical systems and fixtures. All fixtures or bulbs shall be LED. o Insulation to meet Energy Star home specifications. o 30 Year architectural shingles, or approved equivalent. o Rain gutters and Downspouts to be coil-coated aluminum, 0.040-inch thick at gutters and 0.024-inch thick at downspouts. 'K' style gutter profile, 5" seamless. Include matching prefinished wall brackets, end caps, fittings, and fasteners. Include vinyl mesh leaf guards. o Double 4" or 5" minimum .042" thick Dutch Lap vinyl siding, or approved equivalent. o Vinyl Double-Hung Parco windows, Energy Star Qualified, or approved equivalent. o Carpet must be "C&A Runaway #03164" or approved equal. Each floor to be a different color. Carpet shall meet or exceed standards and requirements of the HUD/FHA UM44D. Type II - housing for elderly and care-type housing. Class I for moderate traffic use. Texture A-level loop and Type I Class 1 for single family and multi-family dwelling units. Texture C- plush. Pile weights and densities for poly propylene olefin carpet minimum requirements are: weight, 20 oz., continuous filament density, 3,600; staple density 24 oz., continuous filament density 4,000. Carpet Pad minimum 3/8" 6lb. rebond. Install carpet edge guard at every location where edge of carpet is exposed to traffic, except where another device such as a threshold is present. o Vinyl flooring - Sheet flooring must be a minimum 12-mil thickness with a no-wax high sheen surface. It must be at least 6' in width with a flame spread rating of 75 or less when tested in accordance with ASTM E-648. Vinyl Composition Tile shall be 12" x 12" commercial grade with a nominal thickness of .125" and a recommended load limit of 75 PSI, shall have a flame spread rating of 75 or less when tested in accordance with ASTEM E648, and shall meet or exceed federal specification SS-T-312B for Type IV Composition 1 flooring. Add Alternate No. 1 for LVP for Livingroom. o Cabinets - Style and Finish Selection: Owner to make cabinet door style and finish selection from any manufacturer's standard line that meets the minimum construction requirements identified. Face Frame: 1-by-1-5/8-inch solid wood frame rails and stiles with mechanical fasteners. Door and Drawer Fronts: Solid wood stiles and rails, 3/4 inch thick for doors and 3/4 inch thick for drawer fronts, with 1/4-inch-thick plywood for center panels. Back, Top, and Bottom Rails: 3/4-by-3-inch solid wood, interlocking with end panels and rabbeted to receive top and bottom panels. Back rails secured under pressure with glue and with mechanical fasteners. Cabinet Ends: 1/2 -inch-thick plywood with face veneer to match door and drawer fronts (at exposed ends only). Connect to stile with pressureglued tongueand-plow joint and concealed mechanical fasteners. Cabinet Tops and Bottoms: 1/2 -inchthick hardwood plywood, fully supported by and secured in rabbets in end panels, front frame, and back rail. Kitchen Appliances to be supplied and installed by Owner. o Doors - Interior Solid Core Doors and Casings: Standard solid core, veneer faces provide veneer faces: oak, pine, fir, or solid Masonite with primed or stained finish, 1-3/8" thick. Wood Frames and Casing for Pre-Hung Doors: Provide only solid wood frames and casing. Pre-hung doors to come with matching finished hinges. o Kwikset brand door locks keyed and mastered to the Housing Authority master key. Concrete driveway and walkways to both entry doors. Quality Assurance. Comply with provisions of CRSI "Manual of Standard Practice," except where more stringent requirements are indicated. Contractors licensed by the City must obtain a special permit for new public sidewalk or curb cut work. o Lot graded with drainage away from dwelling and Hydro-Seeded lawn. All-purpose seed of type selected by Owner. Topsoil: PH range of 5.5 to 7, 4 % organic material minimum, free of stones 1" or larger in any dimension, and other extraneous materials harmful to plant growth. Add Alternate No. 2 for Sodded lawn. o Concrete steps at exterior dining room door. o Up to three (3) basement hopper windows. o All cabinets, including vanities. Eliminate bench and lockers shown on plans, do not include in bid. o Remove all debris at regular intervals. Upon job completion the jobsite shall be free of all debris and trash. o Mandatory monthly on-site progress meetings with Owner.
