Site work and new construction of a mixed-use development in Dallas, Texas. Conceptual plans call for the construction of a 950-unit residential development; 4,759-unit multi-residential development; 1,139-unit multi-residential development; 3,299,700-square-foot office development; and 435,600-square-foot retail development.

The planning effort began when City Council authorized execution of a professional services contract with McCann Adams Studio to develop a master plan on August 26, 2020 for the re-use and re-development of Hensley Field to create a vision for an authentic, sustainable, vibrant, diverse, mixed-use, mixed-income, livable, climate-smart and walkable community with a healthy balance of jobs, housing, services and amenities that will reflect the best traditions of multidisciplinary design collaboration and innovation. The development program indicates how the Hensley field community could potentially be built out over the next 20 years. Phase One: Apartments/ Condos: 563 Attached Homes: 189 Detached Homes: 276 Office/ R+D/ Institutional: 730,100 SF Town Center Office: 136,100 SF Phase Two: Apartments/ Condos: 1,490 Attached Homes: 368 Detached Homes: 315 Office/ R+D/ Institutional: 677,800 SF Town Center Office: 360,500 SF Market District Retail: 130,000 SF Mixed-Use Retail: 106,700 SF Phase Three: Apartments/ Condos: 2,706 Attached Homes: 582 Detached Homes: 359 Office/ R+D/ Institutional: 561,000 SF Town Center Office: 834,200 SF Mixed-Use Retail: 198,900 SF The Master Plan was adopted by Dallas City Council on December 14, 2022. The preparation of Master Developer solicitation materials will be completed in 2023. A Master Developer is anticipated to be selected in 2024. A Master Development agreement will be executed in 2025.
