Renovation of a mixed-use development in Bloomington, Minnesota. Completed plans call for the renovation of a 62,000-square-foot library.
The Owner's budgeted Guaranteed Maximum Price for Phase 1 is $14,825,000. The Owner's estimated cost of construction for Phase 2 is $9,860,000. Description: The purpose of the RFQ is to evaluate and select a group of qualified Construction Managers as Constructor (CM) to assist Minnesota State in a phased building renovation. The existing Library building, originally built in 1967 with an addition in 1979, houses more than just the college's resource collection and services. The 62,000 square foot building contains numerous programs including Information Technology Services, TRIO/Upward Bound, Human Resources, Equity & Inclusion, Testing, Academy of Math and Science, faculty offices, classrooms, and standard support spaces. Significant challenges within the building are (in no particular order): o Outdated collection management o Limited student study spaces o MEP infrastructure in various stages of repair and replacement o Poor condition of exterior fenestration o Poor operational controls for comfort or efficiency o Lack of access or and accessible accommodations o Challenging acoustics o Few modern conveniences and inadequate technology o Lack of daylight or signage for orientation and wellbeing o Awkward sizing and arrangement of classrooms and circulation
