Renovation of a mixed-use development in Lynn, Massachusetts. Completed plans call for the renovation of a educational facility; and laboratory facility.
A. The Work under the Contract consists of: (1.) Renovations to the Anatomy and Physiology Lab at North Shore Community College, Lynn Campus. Project scope includes demolition of existing flooring, ceiling, cabinetry and fume hood, and construction of new partitions to create a Dropoff Room and Storage Room, cabinetry including sinks, new ceilings, new flooring, limited electrical work including new lighting, a new emergency eyewash station and limited ventilation improvements. (2.) All Work either shown on the Drawings or included in the specifications unless specifically indicated as "Not Included in Contract" or "NIC". B. In addition, the Work under the Contract includes: (1.) Work outside the Project Site as called for in the Contract Documents and as required for the performance of the Work. (2.) The restoration of any items damaged or destroyed by encroaching upon areas outside the Project Site. (3.) Providing and restoring, where appropriate, all temporary facilities. General description of work is as follows: 1. The plumbing work shall consist of furnishing and installing complete and operational systems including all required miscellaneous items. The Plumbing Contractor shall provide all supervision, labor, materials, equipment, machinery and any and all other items necessary to complete systems. The Plumbing Contractor shall note that all items of equipment are specified in the singular; however, the Plumbing Contractor shall provide and install the number of items of equipment as required for complete systems. 2. Provide selective demolition as shown on the plans and specified herein 3. Provide new lab faucets in room LE-301. Connect to the existing domestic water and sanitary services as indicated on the drawings and specified herein. 4. Provide new combination emergency shower and eyewash system with mixing valve 5. Provide all cutting and patching 6. Provide all testing. These drawings depict a renovated Anatomy and Physiology Lab at the North Shore Community College, Lynn. The overall summary of the project scope includes: 1. Demolition of the existing flooring, ceiling, cabinetry, and fume hood 2. New partitions to create a Dropoff Room and Storage Room, new cabinetry with sinks, new ceilings, new flooring, new lighting and limited electrical work, a new emergency eyewash station, painting, data wiring, fire protection improvements, limited fire alarm improvements, and limited ventilation improvements, including point of source ventilation. The scope of the work under this Section, without limiting the generality thereof, includes all materials, labor, equipment, services and transportation, unless otherwise specified, necessary to complete all systems of electrical wiring and equipment required by the Drawings and/or specified herein. It is the intent of this Section of these Specifications and accompanying Electrical Drawings to cause these Systems to be furnished complete in every respect. The Electrical Subcontractor shall furnish all wiring, equipment, staging, access panels, and labor needed and usually furnished in connection with such work, whether specifically mentioned of not. Work Included: Provide labor, materials and equipment necessary to complete the work of this Section, including but not limited to the following: 1. Interior normal panelboards, panels, motor controls, motor control centers, magnetic starters, overcurrent and switching devices, raceways, cables, wiring, junction and pull boxes, wireways, and all other components required for complete electrical distribution system. 2. Lighting systems: Lighting fixtures as shown on the electrical drawings shall be furnished by Starbucks (owner) and installed and wired by electrical contractor. All other lighting fixtures including emergency and exit signs shall be furnished and installed by the electrical contractor. All outlets, wiring, raceways, and all other components and fittings required for a complete lighting system shall be furnished and installed by the electrical contractor. 3. All lighting control systems including switches, occupancy sensor control, controls, equipment, relays, conduit and wire shall be furnished and installed by the electrical contractor. 4. Provide all magnetic motor starters required not specified by HVAC. 5. All grounding and bonding of all electrical systems and equipment. 6. All fire alarm system work complete with all devices, programming and testing (Proprietary Item - See Part II of this Specification). 7. Wiring devices (switches and receptacles) complete with associated wall plates. 8. All new voice/data cabling including cat 6 cabling to IDF, outlet boxes, raceways, supports, device plates, cat 6 data jacks. Installation shall be per owner's requirements and guidelines. 9. Power wiring to kitchen equipment, HVAC, plumbing and fire protection equipment. 10. Empty conduit systems for voice/data, sound systems and AV systems. 11. Testing and commissioning of all electrical systems. 12. All electrical work associated with phasing. 13. Coordination between electrical and other contractors. 14. Provide all cutting, coring, and channeling required for the work of this section 15. All firestopping, smoke stopping and acoustical sealing. 16. Coordination drawings and record drawings and similar requirements. 17. Temporary light and power 18. This Subcontractor shall provide, install and maintain in a safe adequate condition all staging, scaffolding, rigging and hoist equipment that is necessary for the proper executing of the work of this section. 19. Demolition - The electrical contractor shall disconnect, make safe, remove and drop to the floor all existing electrical equipment for removal and disposal by Section 02 4110 SELECTIVE DEMOLITION. 20. Commissioning: The building shall be commissioned by a third party consultant, the electrical contractor shall participant in all required commissioning activities including meetings and system training specifically mentioned for ELECTRICAL. The Commissioning process requires the participation of Section 260001 - Electrical, to ensure that all systems fulfill the functional and pre-functional requirements set forth in these construction documents. The general commissioning requirements and coordination are detailed in Section 019113 - Commissioning Requirements. Section 260001-Electrical, shall fulfill commissioning responsibilities assigned to Section 260001 in accordance with Section 019113 - General Commissioning Requirements. 21. The Electrical Sub-Contractor shall be responsible for filing all documents, securing all permits, payment of all fees, and securing of all inspections and approvals necessary for the electrical work. 22. All other systems hereinafter specified or indicated on the Contract Drawings, complete, leaving ready an electrical system in perfect operating condition. All bidding Requests for Information (RFIs) shall be forwarded to swoodson@gienapparchitects.com by 01/24/2023 at 5:00PM EST for filed sub-bids and by 02/01/2023 at 5:00PM EST for general bids. Laboratory Renovations at North Shore Community College Lynn Campus. Renovations to the Anatomy & Physiology Lab at NSCC Lynn Campus, including new partitions, new cabinetry including sinks, new ceiling and flooring, limited electrical work including new lighting, limited ventilation improvements and installation of new emergency eyewash station.
