In the summer of 2022, Clare-Gladwin RESD ("CGRESD") received a one-time grant award to construct a facility for Career and Technical Education classes at the John C. Magnus Center located at 3200 S. Clare Ave., Clare, MI 48617, currently home to four of the ten CTE programs offered by Clare-Gladwin RESD. The project could involve constructing a new building roughly 30,000 to 40,000 SF as well as additions/renovations of the existing buildings on the campus. Added items will be teaching spaces for additional CTE programs, hosting space for 300 people in multiple conference settings, and CTE administrative offices. Sitework will include major expansion of parking areas as well as establishing a more defined vehicular circulation path through the site A masterplan will be developed this Spring to set the direction for the project. General Instruct Qualified firms are invited to submit proposals to CGRESD for Construction Management Services for a proposed project which may include: (1) Pre-Design Phase Services, (2) Design Phase Services, (3) Construction Phase Services, (4) Post-Construction Phase Services, and (5) other potential components to be determined (collectively the "Project"). The scope of the Project is not yet fully determined. Proposing firms are expected to evaluate the John C. Magnus Center and assist in developing the Project program CGRESD expects that it will use a Construction Manager-At-Risk/Constructor for this Project. CGRESD reserves the right, however, to modify the form of delivery method prior to the execution of an agreement between the selected architect and CGRESD based on the proposals submitted. Unless CGRESD modifies the project delivery method, the form of agreement between the selected bidder and CGRESD will be as set forth in Attachment "A," hereto (the "Agreement"), which is premised on AIA Document A133 - 2019 Edition and AIA Document A201 - 2017 Edition.
