Renovation of a clubhouse / community center in Pembroke Pines, Florida. Completed plans call for the renovation of a clubhouse / community center.

The City of Pembroke Pines is seeking proposals from qualified firms, hereinafter referred to as the Contractor, to Re-roof and replace all mechanical equipment at Southwest village community center,6700 SW 13th street Pembroke Pines Florida 33023, in accordance with the terms, conditions, and specifications contained in this solicitation. Questions Due Date: Feb 6th 2023, 11:30 PM EST 5% Proposal Security / Bid Bond 100% Payment and Performance Bonds Project Cost Estimate $280,000 Timeline- 60 calendar days from NTP with an estimated start date of 4/1/2023 Flat Roof - Remove all existing roof surfaces to supporting deck. Contractor responsible for cutting wall to remove old stucco stop at flashing. Repair any exposed damaged surfaces to include light weight concrete, stucco, steel decking, 1x6, 1x8 and plywood prior to installation of new roofing system. Contractor to provide price per foot on damaged lightweight concrete, steel decking, plywood,1x6, 1x8 and stucco repairs in separate line items provided on Bonfire. For roofs that are not pre-tapered: Install all new insulation board (or lightweight concrete as needed) with a 1/4 " per foot required taper and any required crickets to allow proper drainage; there will be zero tolerance for ponding water. Include all seals required around existing vents, curbs, drains, scuppers or any other roof penetrations. Curbs to be replaces as needed, prices per foot line item on Bonfire. Install 75# base sheet by mechanically fastening as per appropriate code requirements and engineer specifications. Install 2 plies of Flintglas ply VI hot mopped with asphalt. Install 1 ply of granulated fiberglass cap sheet. Install modified bitumen on all walls and flashings. Install all required membrane and sheet metal flashings in accordance with the local building code and the manufacturer's standard details. Flash all required curbs, parapet walls (up and over), mechanical curbs or other required areas. Install cantilever strip around all curbs and parapet walls. Install new retrofit drains. Secure all base flashings with proper sealant. Install termination bar around all curbs and wall flashing. Install all new surface mount stainless steel stucco stop where applicable. Fabricate and install all new stainless steel pitch pans throughout. Install expansion joints as required. Shingle Roof - Remove existing shingle roof down to wood deck. Change any rotten wood, additional line item provided on Bonfire. Re-nail deck with 8 D ring shanked nails. Install 30# felt. Install all new lead stacks on plumbing vents and all new goose neck with proper sealant! Install all new PT fascia board along with new PT 1x2 fern strip. Install all new 3x3 drip edge. Install all new flashing were applicable. Contractor shall remove and reinstall gutters and downspouts as needed. Contractor shall not uncover more work than they can cover in a day. Contractor to clean up daily. Install Owens corning Trudefinition Duration Architectural roof shingles. Mechanical - Remove and replace (1) 8.5-ton Trane RTU. Remove and replace (1) 4-ton Trane RTU. Remove and replace (1) 10-ton Trane RTU. Remove and replace all duct work with double wall galvanized duct work, connect to existing ductwork below roof line. Remove duct supports and install new aluminum stands with round tubed legs, see NOA's for detail. Provide all new free standing disconnects, related electrical fittings, pipes, and flex's. Remove and install new duct smoke detectors, new duct detectors must be 100% compatible with existing fire alarm system (Firelite Honeywell). Reconnect new duct detectors with existing fire alarm system. Remove and replace (1) 4-ton Trane package unit on the ground level. Remove and replace (4) 3.5-ton Trane CU's Remove and replace (2) 7.5-ton Trane AHU's Demolish as required to accomplish work. All required demolition shall be included in the base bid package submitted by contractor. A/C equipment shall be Trane. Install new stands for Air handlers. Install lock out-tags as an electrical safety precaution. All units to come with condenser coil coating and UV lights Intent to Bid by Feb 21, 2023 2:00 PM EST.
