The project consists of: furnishing all materials and labor for renovations as described by the Contract Documents dated January 24, 2023, to begin as soon as practical after the end of the academic school year and as follows: A. Demolition of existing unit ventilators serving the classrooms of the existing middle school. This project involves the replacement of the existing unit ventilators and the addition of cooling to the new unit ventilators. It is the intention to keep all interconnecting systems (relief air, etc.) intact so new systems operate just as the systems they replace do. B. Furnish and install new unit ventilators with new split system DX cooling. The new ventilators will have new direct digital controls (DDC), new roofmounted, remote condensing units, new hot water coils connected to the existing hot water piping system, and cabinets and filler pieces to match existing casework. C. Furnish and install new ductless mini-split system for HVAC in existing administrators' office. New system will include a ceiling mounted cassette with ducted outside air connection, split remote air conditioning unit, hangers and controls. Intelligent controls with existing cabinet heater. D. Control work to include (but not be limited to) replacement of all pneumatically controlled items serving the middle school. New controls will be electric DDC serving all new unit vents and remote condensing units, all existing to remain gravity or power ventilators and associated motor operated dampers, existing exhaust fans serving the gang restrooms in this building wing and all other miscellaneous HVAC items controlled by the existing pneumatics. Under the base bid, the new DDC control system will be a standalone non-proprietary system with web server, graphics and the capability to communicate alarms to the school district facility department. E. Demolition work and new installation work will require the existing hot water heating system to be drained and refilled. The contractor will be responsible for venting of all air during the refilling of the system. Also, the Contractor is to coordinate with the Owner and the Owner's chemical supplier to provide additional chemical treatment during refilling. Cost of chemicals will the responsibility of the Contractor. Refer to specification Section 23-21-13. F. Professional balancing of hot water systems will be required. Hot water balancing is to be provided for each new unit ventilator. Contract will consist of a multiple prime, HVAC Construction, Electrical Construction and General Construction Contracts.
