Demolition, site work, paving and new construction of a mixed-use development in Lake Arrowhead, California. Completed plans call for the construction of a 8,000-square-foot, two-story above grade, 18-room hospitality development; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and for the demolition of a pre-engineered storage facility.

DESCRIPTION OF WORK: The project consists of 18 sleeping units with in-suite bathrooms and a conference room with a lobby and restrooms. The buildings are Type V, wood framed builds, with conventionally reinforced concrete floor slabs on the ground level and wood joists and sheathing with a lightweight concrete topping on level 2. The new building is approximately 9,480 square feet. The Contractor will provide all the necessary equipment, material, labor and essential construction services in order to provide a complete and finished building per the plans and specifications provided in the bidding documents. The University will provide accommodations in the form of eighteen (18) rooms in Cedar Lodge for use by the Contractor for the duration of the project except for following timeframes: (i) Summer 2024 until September 8, 2024 and (ii) the 10 weeks of Summer 2025 (June 21, 2025 to September 7, 2025). Rooms are double occupancy and fully furnished with hotel room furnishings. These accommodations are for work force housing only and do not include meals. The project will comply with San Bernardino County construction guidelines with respect to permissible hours and days of work. Construction access and laydown will be within the UCLA Lake Arrowhead Lodge property, near the proposed project site. In addition, the project will abide by the Cultural Resources Monitoring and Treatment Plan guidelines. LICENSE REQUIREMENTS: The successful Bidder will be required to have the following California current and active contractor's license at the time of submission of the Bid: B License (General Building) In addition, the University is committed to promoting and increasing participation of small business enterprises (SBEs) and disabled veteran business enterprises (DVBEs) relating to all goods and services covered under the awarded agreement, subject to any and all applicable obligations under state and federal law, and University policies. The awarded contractor shall make best efforts to provide qualified SBEs and DVBEs with the maximum opportunity to participate. PREQUALIFICATION: To be allowed to submit a bid, Bidders must have the minimum experience set forth in the Prequalification Questionnaire contained in the Bidding Documents and posted on the UCLA Online Planroom website. Bidder's completed Prequalification Questionnaire must be received at the above-listed University Contracts Administration office in a sealed envelope, or uploaded to the UCLA Online Planroom website, no later than: 3:00 p.m., August 5, 2024 . The successful Bidder shall pay all persons providing construction services and/or any labor on site, including any University location, no less than the UC Fair Wage (defined as $15 per hour) and shall comply with all applicable federal, state and local working condition requirements. University will have the right to reject any Bid not accompanied by the required Bid Security or any other item required by the Bidding Documents, or a Bid which is in any other way incomplete or irregular.
