Renovation of a residential development in Yonkers, New York. Completed plans call for the renovation of a residential development.
The Municipal Housing Authority for the City of Yonkers ("MHACY") is soliciting proposals from qualified firms for Vacancy Prep Unit Turnover Services for MHACY at various sites as specified in this Invitation for Bids ("IFB"). The IFB questions deadline is February 17, 2023, at 3:00PM Eastern Standard Time (EST). Any and all questions must be emailed to procurement@mhacy.org by the deadline. No telephone calls and/or written communication sent via mail will be accepted. Proposals will be evaluated on the criteria stated in the IFB. Negotiations may be conducted with contractors who have a reasonable chance of being selected for the award. After evaluation of the proposal revision, if any, the contract will be awarded to the responsible firm(s) whose qualifications, price and other factors are considered to be the most advantageous to MHACY. MHACY reserves the right to reject all proposals and waive any irregularities or informalities if it is in MHACY's best interest to do so. MHACY reserves the right to cancel this IFB or to reject, in whole or in part, all proposals received in response to this IFB, upon its determination that such cancellation or rejection is in the best interest of MHACY. The purpose of this IFB is to create a "pool" of Contractors to provide Vacancy Prep Unit Turnover Services. The Pool will consist of various qualified Contractors which will be available on an asneeded basis to provide complete make ready services identified in the scope of work. 1 General Requirements: Potential Contractors must submit a plan/procedure on how they will address each unit's individual needs. This must include separated costs for varies activities. In addition, potential contractors must identify the type products that will be utilized in pertaining to the identified scope of work and be able to furnish all labor, materials, and equipment necessary to perform the work needed in the developments listed below: Total Number of Units 1,763: Yonkers Seniors Apartments, LLC- Curran Court (186 Units) Charles L. Doran Sr. Townhouses, 17-27 Wrexham Rd & 1171-1215 Midland Ave Andrew Smith Townhouses, Trenchard St & Gaffney Place Judge Albert Fiorillo Townhouses, Loring Avenue & Clark Street Lawrence Christopher Townhouses, 326-350 Midland Avenue Francis Reagan Townhouses, 1157 Central Park Ave CEILINGS - Contractor shall sweep ceilings; scrape, repair, re-prime with stain blocker and/or repaint ceiling surface. a) Contractor shall clean all ceiling vent covers and repaint as directed by the Property Manager. b) Contractor shall plaster and/or patch holes c) Contractor shall match textured ceiling using industry standards in matching materials and methods of repairs. FLOORS AND STAIRS - a) Contractor shall sweep, mop, and remove all marks, stickers, residue, and wax buildup (strip floors) off all floors and stairs. b) Contractor shall apply no less than two coats of wax to floors. c) The Contractor shall repaint stairs, if needed, as directed by the Property Manager or designee. Stripper, floor wax, paints and stair paints will be provided from MHACY inventory. Buffer, buffer pads, buffing materials, all other tools, materials, and supplies will be provided by the Contractor, pending MHACY approval. HVAC VENTS AND FILTERS - Contractor shall remove and clean all vent covers, register intake grill cover, and replace filter as one of the last make ready task. Filter and paints will be provided from MHACY inventory. All other tools, materials and supplies will be provided by the Contractor. Contractor must repaint vent and grill cover (s) if needed. REPAIRS & CLEANING TO WALLS, BASEBOARDS AND TRIM - a) Contractor shall repair any damaged sheetrock or textured wall matching as close to original as possible using industry standards in matching materials and methods of repairs. i. Contractor shall remove all markings, stickers, wallpaper, wallpaper border, wallpaper glue, tape, nails, screws, anchors, residue, etc. from walls. ii. Responsibilities" are to remain if they are in good condition. Replacement stickers will be provided by the Property Manager or designee. b) Contractor shall patch, fill, and refinish any damage to wall resulting from removal of items above, to match wall surface whether smooth or textured using industry standards in matching materials and methods of repairs. c) Contractor shall repair any tiled walls. d) Contractor shall clean all walls including closets, bathroom and kitchen using appropriate cleaner for the type of wall surface. e) Contractor shall reattach, repair, or replace trim, baseboards, vinyl cove baseboard, crown, other moldings, or stair handrails. f) Contractor shall clean baseboards, vinyl cove baseboard, all trim, and all molding. g) Contractor shall repaint/and or re-satin all molding and trim. h) Replacement paneling, sheetrock, tile, trim, baseboard, vinyl cove baseboard, crown molding, other moldings, stair handrails and paint for any such trim will be provided from HAS inventory. All other tools, materials and supplies will be provided by the Contractor.
