Demolition and site work for a multi-residential development in Silver Spring, Maryland. Completed plans call for the demolition of a 90,000-square-foot, 12-story above grade multi-residential development; and for site work for a multi-residential development.
Project has been awarded but award amount not confirmed. For Demolition of Elizabeth House Apartments NTRODUCTION A. The Housing Opportunities Commission of Montgomery County, Maryland (hereafter referred to as HOC) issoliciting bidsfrom qualified Contractors, who are licensed, bonded, and insured to conduct business within the state of Maryland forthe purpose of providing demolition services for an apartment building located at: Elizabeth House Apartments, 1400 Fenwick Lane, Silver Spring, MD. 1. The Property consists of a 12-story building and leasing office, Counselors Office, Community Room, and Underground Parking. Elizabeth House Apartment building is approximately ~90,000 square feet. Each building is constructed of concrete, block, and brick. B. All work shall comply with the conditions set forth in this document and as contained within the project details and specifications and any attachments contained herein. Additional project information, as applicable, is contained in the Scope of Work and the General Requirements and Conditions GENERAL SCOPE OF WORK A. This Contract is for the purpose of, but is not limited to: 1. Demolishing Elizabeth House (consisting of the existing 12-story building plus penthouse and below-grade grade basements(s)) located in Silver Spring, MD. The existing Basement perimeter walls, slab on grade, and foundations are to remain in place. The existing slab on grade shall have drainage holes created within a4' x 4' grid pattern prior to the razing of the structure , and 2. Installation of Overhead protection along Second Avenue, Courtyard area, and adjacent egress pathways from adjacent buildings, and 3. Provide an Engineered Demolition Plan of Sequence stamped and signed by a currently licensed State of Maryland Structural Engineer, and 4. Contractor shall provide Shoring drawing or narrative with a sequence of backfilling on how SOE (Support of Excavation) shall be installed for the below-grade foundation walls to remain in place without damage to their structural integrity, and 5. Contractor shall provide copies of MDE Intent to Demolish Notifications to the Contract Administrator, and 6. Contractor shall provide documentation of any pre-existing damages prior to start of work. This shall be included with the Contractor's Project Pre-start Engineering Survey, which shall be completed by Contractor's authorized competent person. Survey shall have a peer review and sign off by the contractor's authorized competent person which cannot be the same competent person that conducted the Project Pre-start Engineering Survey, and 7. Contractor shall notify the Contract Administrator of any existing damages during selective structural demolition during the separation at the adjacent properties, and 8. Contractor shall provide a dust mitigation plan and devices, and 9. Contractor shall provide their own water hook-up via Hydrant meter, and a) Refer to WSSC's fee schedule for costs associated with Temp water service. b) All Fees and costs associated with Temp water service shall be provided and included with the Bid. 10. This work must be carried out in accordance with all prevailing federal, state, and local codes and regulations and in strict conformance with all prevailing Montgomery County Codes, and
