Renovation of a multi-residential development in Woodinville, Washington. Completed plans call for the renovation of a five-story above grade multi-residential development.

Remove & replace existing siding, windows, and doors on all elevations. New cladding previously installed in Phase 1 to remain. Salvage & re-install all downspouts, heat pumps & associated equipment, flood lights, fire extinguishers, security cameras, antennas, & all other appurtenances. Decommission, remove, protect, re-install & re-commission all existing DHP (ductless heat pump) & all related equipment (lines, line hides, brackets etc.). Demo & install new junction boxes & new lighting fixtures at stairwell ceilings. Existing flood lights to be removed & re-installed. Lights at the back decks & patios to remain. Temporary lighting to be provided by Contractor. Contractor to fabricate & install new handrail systems at all stairwells. Contractor to provide & install new metal dryer & fan vents mounted on PVC blocks. Provide & install new fire extinguisher cabinets & re-install salvaged fire extinguishers. Owner to provide signage (unit and building numbers) contractor to install. All existing cables & conduit to be reattached & secured in original locations unless specified to be moved or demolished. Vents, Fire Extinguisher Cabinets and Signage: Contractor to provide and install new metal dryer and fan vents mounted on PVC blocks. Provide and install new fire extinguisher cabinets per plans and specifications and re-install salvaged fire extinguishers. Owner to provide signage (unit and building numbers) contractor to install. Cables, Conduit and Communications: All existing cables and conduit to be reattached and secured in original locations unless specified to be moved or demolished. Demolish and dispose of TV dishes at the SW corner of Building B.
