The Project consists of exterior renovations/upgrades to three Town-owned buildings. Work to include, but not limited to: selective demolition of exterior windows, trim, gutters, shingles, and exterior light fixtures; installation of new exterior wood windows, trim, gutters, shingles, and exterior light fixtures; painting of windows, trim, fascia, gutters, rake boards and doors Exterior Improvements Town Hall Building - 16 Broad Street Former Police Station - 20 S. Water Street - Building 1 Health Clinic - 20 S. Water Street - Building 2 The Town of Nantucket, the Authority, invites qualified bidders for the exterior renovations to three Town owned buildings in the downtown area of Nantucket. The buildings to be renovated are located at 16 Broad Street (Town Hall), 20 South Water Street (Sheriff's Office), and East Chestnut Street / 20 South Water Street (Former Health Clinic), Nantucket, Massachusetts 02554, in accordance with IFB Documents prepared by SMRT, Inc. Bidding procedures shall be in accordance with Massachusetts General Laws, Chapter 149, Section 44A-44H inclusive and as amended to date. The Project consists of exterior renovations/upgrades to three Town-owned buildings. Work to include, but not limited to: selective demolition of exterior windows, trim, gutters, shingles, and exterior light fixtures; installation of new exterior wood windows, trim, gutters, shingles, and exterior light fixtures; painting of windows, trim, fascia, gutters, rake boards and doors. Sealed bids from qualified sub-bidders who have been certified by the Massachusetts Division of Capital Asset Management and Maintenance (DCAMM) are invited for the following sub-trades: Waterproofing, Damp Proofing, Caulking, Roofing, and Flashing; Painting; Electrical. Sub-bids by prequalified sub-contractors is required under M.G.L., Chapter 149, sections 44A-J. Construction can begin on December 1, 2023 and must be completed by June 1, 2024. There will not be a pre-bid meeting. Potential bidders can view the buildings on their own, however, Town officials cannot show the buildings. Any questions regarding the project must be submitted in writing. Any addendums will be issued by the Town of Nantucket. Any questions on the bid documents during the bidding period shall be directed to Chief Procurement Officer, Brian Turbitt (bturbitt@nantucket-ma.gov). The Town of Nantucket encourages the hiring of local Nantucket contractors and labor for this project. No less than the prevailing wage rates as set forth in the schedule contained in the Contract Bid Documents must be paid on this project. Bidders should be aware that overnight mailing services do not guarantee overnight service to Nantucket. Late postmarks will not be accepted. Bid security in the amount of 5% of the bid amount, inclusive of alternates, must accompany each General Bid and Filed Sub-Bid over $50,000.00. The successful General Bidder will be required to furnish a performance bond and a labor & materials payment bond, each in the amount of 100% of the Contract Price, and of a surety company qualified to do business under the laws of the Commonwealth. The bonds shall name the Town of Nantucket as the Owner on the performance bond and labor & materials payment bond. Pre-qualification is not required for this project. The Project Awarding Authority is the Town of Nantucket and the Project Architect is SMRT, Inc., located at 200 Brickstone Square, Suite 303, Andover, MA 01810.
