The Town of Bluffton is seeking proposals from interested and qualified construction firms with expertise in demolition, salvage and new residential-scale construction for the historic Sarah Riley Hooks Cottage. The intent is to award one contract to the firm that presents the proposal considered to be of the best value to the Town. It is the Towns desire to commence the contract in May/June 2025. This project includes the demolition of the existing Sarah Riley Hooks Cottage and the construction of a new structure, using as much salvage historic materials as possible. The existing cottage has remained vacant for over 25 years and has deteriorated significantly. As a result, the amount of potentially salvageable materials is very limited (see inventory of items to be salvaged provided in the Meadors Construction Drawings). Architectural services and construction documents for this project were provided by Meadors, Inc., structural engineering provided by Michael Hance, PE, and MEP services by Charleston Engineering (see attached Bid Documents dated 2/21/2025). Site and landscape development plans were prepared by others and are provided with this solicitation for reference only.
