Questions Due Date: Mar 1st 2023, 4:00 PM EST Project Description: Demand General Repair includes work in occupied units and common space areas on an as needed basis by TCHC at any individual sites listed in Appendix A.5 - Maps and Listings. The work includes, but is not limited to: a. General Unit Repair/service; b. Common space repairs and/or upgrades; c. Kitchen unit refurbishment; and d. Bathroom unit refurbishment The work does not include Move-Out Unit Turnover repair, retrofit and renovation or work covered under a Bulk General Repair Programs. The work will be completed across TCHC's portfolio, for which a complete list of addresses is provided in Appendix A.5 - Maps and Listings. The work has been divided into fifteen (15) Groups and it is the intention of TCHC to award the work to one Proponent for each Group. The work has been divided into fifteen (15) geographic groups and it is the intention of TCHC to award the top fifteen (15) ranking Proponents one (1) group each Toronto Community Housing Corporation (TCHC) is seeking fifteen (15) Proponents for the provision of Move-Out Unit Turnover services. It is TCHC's intention to award fifteen (15) Proponents with one (1) group each. This RFP Category of Work is categorized as Demand Maintenance. The scope of work in this RFP is sub-categorized as Demand General Repair Work. The term of the agreement is for a period of one (1) year, with an option at the sole and absolute discretion of TCHC to renew the agreement on the same terms and conditions for four (4) additional terms of up to one (1) year each. Option years: Should option years be exercised at TCHC's sole and absolute discretion, the pricing may be adjusted by TCHC on an annualized basis to reflect inflation based on the change (increase or decrease) in the Consumer Price Index (CPI), Ontario (all items), provided that in no event shall any such price adjustment exceed five (5) percent of the then current prices. Any pricing adjustment will be determined between 30-60 days prior to a term renewal date. The calculation will be based on the average of the pricing for the twelve (12) month period prior to the term renewal date. For clarity, any price adjustment would be applied after the initial first year of the agreement and be applicable to the first or next renewal year. As an example, a price adjustment would be applied to the Final Price List of year one (1) to determine the Final Price List for year two (2) (the first option year). The following year, the price adjustment would be applied to the Final Price List from year two (2) to determine the Final Price List for year three (3). *CPI means the Consumer Price Index for all items for the Province of Ontario (annual) published by Statistics Canada or, if such index is discontinued, such replacement index intended to measure inflation in the Province of Ontario as TCHC may determine, acting reasonably.
