Renovation of a mixed-use development in McRae, Arkansas. Conceptual plans call for the renovation of a multi-residential development.

BRIEF DESCRIPTION OF PROJECT Enclose the back porches of 6 apartment units and install new windows in 16 apartment units and 1 office. The Contractor will furnish all labor, material, and equipment to enclose the existing back porch area on all 2-bedroom units, listed below. Remove existing metal soffit material to use on final product. Fabricate enclosure with wood 2x6 framing spaced on 16-in centers. Using pressure treated material for sill plates anchored at 36-in maximum spacing. Lathe existing brick wall with 1x4 boards spaced on 16-in center for hanging of new sheetrock walls. Remove existing double window on porch area and finish to match existing interior walls. Furnish and install one 36-in insulated steel exterior door and frame on new wall of building. Exterior wall sheathing 5/8-in OSB covered with house wrap membrane. Interior wall sheathing 1/2 -in drywall, textured and painted. Wire and install one LED ceiling light. Wire and install receptacles for washer and dryer. Install receptacle on opposite wall where windows are removed. Install aluminum sill plate flashing. Install vinyl siding on exterior walls to match existing gable ends of building. Furnish and install R-19 batt insulation in exterior walls and R-30 in ceiling. Paint the exterior door and frame. Overlay existing concrete to raise to slab grade for new floor. Pour new concrete 3ft x 9ft x 4-in back stoop.
