This work is to include but is not limited to the following for roof areas 1,2,3,and 4 : This also includes the metal soffit and metal siding. - Remove the existing roof system to roof deck. Remove existing flashings, termination bars, coping, etc. Remove existing mechanical equipment as indicated on the drawings. - Install 115 mil fleece backed EPDM over 1/2" thick high density polyisocyanurate insulation cover board over a minimum of tapered two layers of 2.2" thick polyisocyanurate insulation over a vapor retarder over metal roof deck. The first and second layers of polyisocyanurate insulation are to be fully adhered with screws and plates as per ASCE 7 wind uplift, see also the wind uplift diagram. After the first two insulation layers, cover board, and membrane are to be set in low rise polyurethane adhesive. - Adjust all existing roof drains in height to accommodate the new roof system. -Provide a vapor retarder with primer over the entire metal roof deck. - Contractor to provide full tapered roof insulation over the entire roof to provide positive drainage at a 1/8" per 1'-0" minimum. Crickets and saddles to be sloped at 1/2 " per foot. - Contractor to provide a complete, weather tight roof system. - Contractor to provide thirty year warranty details. - Provide 20 year total systems warranty with 90 mph wind uplift warranty. - Seal all joints or openings in the roof deck prior to installation of the coverboard and membrane in full spray low rise polyurethane adhesive to avoid adhesive infiltration into the building interior. - Contractor to protect the floors and ceilings on the interior of the building prior to commencement of the work. - Replace existing roof drain with new all cast iron roof drain. Provide all necessary piping hangers, etc. for a complete and operable installation. Drain size and configuration to match existing. Provide Jay R. Smith or approved equal by Architect. This also includes removal and patching of any finishes, interior or exterior required to be removed to gain access to piping or roof drains. - Paint existing roof hatch safety railing. - Replace existing roof hatch. - Remove existing metal siding/roofing and soffit. -Install new exterior plywood, wood blocking roof underlayment and new batten type metal roof system.
