Renovation of a residential development in Columbus, Georgia. Completed plans call for the renovation of a residential development.
Bids must be accompanied by a certified check or Bidder's Bond for not less than 5% of the bid, made payable to the owner. No bids may be withdrawn for a period of sixty (60) days after the time and date of opening of bids. Performance Bond and Payment Bond will be required of the selected contractor in the full amount of the contract sum. Contractor Qualifications: Only bids from qualified licensed Contractors shall be considered. Qualified Contractors must be licensed as required by the State Licensing Board of Georgia with Residential Light-Commercial License. Prevailing Wages: Contractor will be required to pay to all laborers and mechanics employed under this project, prevailing wages as set forth in Section 14, General conditions for contractors, HUD 5370 EZ and Labor Relations Wage Decision #GA20230050 dated 01/06/2022, per the Davis-Bacon Act. Contractor shall provide, on a weekly basis, weekly payroll documents. Each payroll document shall provide all required data for each worker by trade and by work site (for all work performed), as applicable. Section 3: Contractor will be required to abide by the Section 3 clause and submit a Section 3 performance report with the Application for Payments. Minority and Female Business Enterprises and Section 3 firms are encouraged to respond to this Request for Proposal. E-Verify Contractor will be required to provide affidavit verifying compliance with O.C.G.A.13-10-91, stating affirmatively that the induvial, firm or corporation has registered with, is authorized to use, and uses the federal work authorization program commonly known an E-Verify. The Owner reserves the right to reject any or all proposals and waive technicalities and informalities in the bidding. Project to be completed within 90 days after Notice to Proceed. Work includes: 1. Protect residents, building, and surrounding grounds from work activities and debris. 2. Remove all tools, materials, and debris upon completion of work Full Paint with two coat and kliz. Walls, ceilings, and doors. Paint Under back porch and poles. Repair walls as needed. (Nail holes, peeling paint. Stickers & adhesive brackets). Recommend to Texture walls. Full Cleaning. Clean and wax all floors. Replace stair treads. Clean inside and outside windows Install new Floor tile. Upstairs and downstairs. Paint stairs and handrail.(Bronze) Replace all smoke alarms. Living Room Trim closet door Repair front screen door. Replace storm door closure. Replace 3 receptacle outlets. Replace windowpane. Repair large crack in the wall. Rebuild HVAC Closet. Clean HVAC System and make sure it is in working order. Kitchen Replace 1 receptacle outlets. Replace cold water faucet at washer box Rebuild soffit above kitchen cabinets. Rebuild wall at electrical panel box. Install kitchen cabinets (All wood; no particle board). Install countertop. Install sink basket. Install kitchen faucet(with supply lines). Install vent hood. Replace kitchen bulb. 4ft fluorescent bulb. Replace light switch for back porch. Repair back door frame. Replace Kitchen cutoff valve. Bath Replace medicine cabinet. Replace soap dish. Replace shower head. Replace bathroom window screen(missing). Re-caulk tub. Bedroom#2 Replace window spline in both windows. Replace broken window latch(left side). Bath (continue) Replace bulb in light fixture. Bedroom#1 Replace doorknob. Replace window spline(right side). Replace closet door handles.
