Site work and renovation of a municipal facility in Los Angeles, California. Completed plans call for the renovation of a municipal facility; and for site work for a municipal facility.

The CMAR Contractor shall be responsible for all Pre-Construction and Construction Services required for the completion of the Project in accordance with the Contract Documents. The Los Angeles County Public Works is requesting Construction Manager at Risk proposals from interested firms for pre-construction and construction services for the County Civic Center Central Plant Boilers and Chillers Replacement Project located at 301 North Broadway, Los Angeles, CA 90012. A pre-submittal virtual conference to answer questions concerning the project will be Microsoft Teams. Subconsultants are not required to attend. Those who wish to attend must click the link that will be posted on the Public Works website for BRC0000380 to join. County will conduct a mandatory site visit at the project site to provide information regarding the project. Prime proposers must attend. Proposers are responsible for their own parking. Enter the facility on the corner of Hill and Temple by paging the guardshack/sliding gate. Proposers must submit questions in writing and request information for this solicitation by 14 calendar days prior to the submittal deadline. The proposed project will be delivered in multiple phases to maintain the plant operation during construction of the improvements. The initial phase of the project consists of the demolition and make-ready work, which includes removal of the nonfunctioning chiller, the demolition of the cogeneration equipment, the initial remodeling of the electrical infrastructure, and the installation of new chillers and boilers to comply with AQMD regulations. This work is expected to be completed with County furnished equipment and JOC construction services and with County furnished equipment and potentially CMAR construction services. Construction of the initial phase of work is scheduled to be completed by September 2023 Initial Phase Work : Demolition, Make-Ready construction, and replacement of Chillers and Boilers to meet SCAQMD regulations (currently in construction with JOC) - CMAR Work: Cooling tower replacement, seismic and structural upgrades, installation of electrical switchgear, and potential thermal storage CMAR will be responsible for constructing the complete Project while minimizing impact to the operations of the facility and Project stakeholders. CMAR to perform all work necessary to complete the Project within the Contract Time and GMP.
